Spring may be the "off season" for visitors to the Lake Tahoe Region, but as the years go by, more and more of our favorite events seem to be lining up during spring time. Local Market Update |

Our apologies for not getting the local market update out for March activity . . . we were quite busy!! Following are the combined stats for March and April activity.
Tahoe Donner: A total of 41 homes went into contract in March and April, 29 of those occuring in March. The dropoff for April is most likely a seasonal slow down which we expect to last through May. We also expect solid activity in June and strong activity for July and August. The activity for the 2 months heavily favored the lower end of the market with 25 contracts on homes with asking prices under $600k and a total of 34 under $800k. Here are details of the properties which went into contract:
Martis Camp: The Martis Camp development continues to see strong activity while vacant land in other areas goes unsold. 27 parcels have sold since the beginning of the year, with another 8 currently in contract.
Old Greenwood/Gray's Crossing: In early February, East West Partners, the developer of these neighborhoods, filed for Chapter 11 bankruptcy protection. We are keeping an eye on the details of the restructuring of debt to see exactly how it will effect these neighborhoods and the Tahoe Mountain Club. Interestingly, 6 Gray's Crossing homes have gone into contract since the filing (3 in March, 1 in April).
Northstar: There was solid activity to wind down the winter, especially on high end properties. March and April combined saw 9 condos go into contract and 3 singel family homes. All 3 contracts on single family homes had asking prices between $1.5 and 2 million. Also, 4 of the condos had asking prices over $800,000: Northstar Real Estate Activity
Donner Summit and Serene Lakes: Strong activity continued through the winter with 8 single family homes going into contract between March and April. The activity was very focused on the low end, including 6 homes with asking prices under $400k: Donner Summit Real Estate Activity
Lahontan: 3 homes went into escrow, all with asking prices between $1.5 and 2 million: Lahontan Real Estate Activity
Glenshire/Sierra Meadows/Prosser/Donner Lake: Strong activity continues throughout the core neighborhoods of Truckee. In total, 51 single family homes went into contract for March and April combined: Truckee Real Estate Activity
Squaw Valley/Alpine Meadows: These areas took advantage of the late winter weather and saw strong sales activity through April. A total of 23 properties went into contract for the 2 months. Activity was especially strong on condos under $500k: Squaw Valley and Alpine Meadows Real Estate Activity
North Lake Tahoe: 47 homes went into contract for the 2 months, including 25 in April. The majority of activity continues to be in the lower end, but things did extend into the higher price ranges, including 1 home with an asking price over $16 million: North Lake Tahoe Real Estate Activity |
