Local Olympians
 
  Our apologies for being a bit slow in getting the newsletter out this month.  We have been quite busy selling real estate and also making some changes to our marketing efforts to better serve you!
 
 
 
When we haven't been working we've been sneaking in some skiing and we've also been watching the Olympics!!  We are amazed by the success of the US Athletes, particularly the Alpine Ski Team.  More importantly, we are very proud of the efforts of all the local athletes.  For fairly obvious reasons, the Tahoe Truckee area is a great place to grow up and live for those who aspire to success in the Winter Olympic games.  This year, more than any we can remember, the locals are not only competing but having unprecedented success.  At one point last week, the ladies of Lake Tahoe had brought home more medals than all but 8 countries!!
 
In case you haven't been following, here's what some of our locals have been up to:
 
Julia Mancuso (Squaw Valley) has won 2 silver medals in the women's downhill and the women's super combined.  She also finished 9th in the Super Giant Slalom. 
 
Shannon Bahrke (Tahoe City) won the bronze medal in Women's Moguls.
 
Hannah Teter (South Lake Tahoe) won the silver medal in Women's Half Pipe.
 
Nate Holland (Squaw Valley) finished 4th in Men's Snowboard Cross.
 
Elena Hight (South Lake Tahoe) finished 10th in Women's Half Pipe.
 
Stacey Cook (Truckee) finished 11th in Women's Downhill.
 
Marco Sullivan (Squaw Valley) finished 23rd in the Men's Super G and participated but fell in the Men's Downhill.
 
Errol Kerr and Dahron Rahlves (both current residents of Truckee) made the quarterfinals of the Ski Cross.
 
Scott Bahrke (Tahoe City) participated in the Men's Skiing Aerials.

The ski areas and most local tourism related businesses have had a very strong start to 2010.  There have been a lot of visitors to the area to take advantage of great ski conditions.  This has also resulted in a lot of people looking at the real estate market.
 
 
Tahoe Donner
Since the beginning of the year, we've been hearing a lot of agents saying things like, "there just aren't enough houses available at the moment," and, "I have ready willing and able buyers, but we just can't find anything they like."  There are just 75 homes currently for sale in Tahoe Donner, which is less than 2% of the 5,000+ homes which exist.  This relatively small number of homes for sale has kept the number of transactions low, despite signs of very strong demand.  There were 13 homes which went into escrow in Tahoe Donner in January.  Here are the pictures and details: 

Martis Camp:  The Martis Camp development continues to see strong activity while vacant land in other areas goes unsold.  15 more parcels have gone into contract since the beginning of the year. 

Old Greenwood/Gray's Crossing:  In early February, East West Partners, the developer of these neighborhoods, filed for Chapter 11 bankruptcy protection.  We are keeping an eye on the details of the restructuring of debt to see exactly how it will effect these neighborhoods and the Tahoe Mountain Club.  Interestingly 2 Gray's Crossing homes and 1 old Greenwood home went into escrow during January: 
 
Northstar:   The Northstar community clearly took advantage of a large number ski visits and a lot of people checking out the new Ritz Carlton.  All of this activity resulted in 5 condos and 5 homes going into escrow for the month.  Here are the pictures: 
 
Donner Summit:  3 properties went into escrow including 2 newer townhomes at Sugar Bowl: 
 
Lahontan:
2 homes went into escrow in January, including a bank owned property on Pete Alvertson which received 7 offers:  Lahontan Real Estate Activity 
 

Glenshire/Sierra Meadows/Prosser/Donner Lake:  For the 10th time in 11 months these core areas of Truckee saw 20 or more homes go into escrow.  In January, we landed squarely on 20 new escrows.  Here are the pictures and details: 

 

Squaw Valley/Alpine Meadows:  Strong condo activity continued with another 4 units going into escrow.  As well, the developer at The Resort at Squaw Creek made some of the units they were holding available for sale.  The numbers have not been reported to the MLS but as many as half a dozen units are being negotiated.  Here are the pictures for the activity which is being reported: 

 

North Lake Tahoe:  For the 7th time in 8 months there were 20 or more transactions in the North Lake Tahoe communities.  Activity was spread nicely throughout the price ranges in the 20 transactions:  North Lake Tahoe Real Estate Activity
