 Get Ready for Winter!
   
 
 Are we jumping the gun a little?  Maybe.  We just can't help ourselves though . . . there's something exciting about seeing snow on the surrounding mountains and feeling the temperatures make an about face from the 85 degrees which we experienced the last weekend of September, to the current day time temperatures in the 40's and 50's and night time temperatures now consistently in the 20's.
 
Truckee has some of the most gorgeous summer weather and the greatest summer activities, but we live in the mountains for a reason.  That reason is skiing and the beauty that is winter time.  Thoughts of powder days and snowball fights are filling our daydreams and a strange smile is now etched on our faces.  Winter is almost here and we couldn't be more excited. 
 
Preparing for winter is an important thing to do.  If you haven't already done it, you should definitely be stacking your firewood and winterizing your sprinkler system.  You should be getting the snow tires out from storage and putting all weather wiper blades on your vehicle.  More importantly though, you should be preparing for the fun things about winter . . . and that's where we want to help . . .
 
Ten ways to prepare for ski season:
 
10.      Visit the local butcher shop and pay $70. to sit in a walk-in freezer.
 
9.  Go to the nearest hockey rink and walk across the ice 20 times carrying your ski boots, two pairs of ski's, accessory bag and poles and pretend you're looking for your car.
 
8.  For Ski boot simulation at home, put a pebble in your street shoes and tighten a c-clamp around your toes.
 
7.  Buy a pair of gloves and immediately throw one away.
 
6.  Go to a McDonald's, insist on paying $7.50 for a hamburger, be sure to wait in the longest line.
 
5.  Clip a lift ticket to the zipper of your jacket and ride a motorcycle fast enough to make the ticket lacerate your face.
 
4.  Drive slowly anywhere as long as it's in a snowstorm following an 18 wheeler.
 
3.  Fill a blender with ice, hit the pulse button and let the spray blast your face.
 
2.  Dress up in as many clothes as you can and then proceed to take them off because you have to go to the bathroom.
 
1.  Repeat all of the above every Saturday and Sunday.

Frequently we find the fall sales season (post Labor Day) plays a big role in determining whether we have a "good" or "bad" year for real estate.  In the bad years, the number of transactions drops significantly from summer to fall.  In the good years, activity stays strong through November.  This year . . . so far so good . . .

 
Following are the neighborhood by neighborhood details:
 
 
Tahoe Donner
In Tahoe Donner, not only did activity stay steady as we transferred from summer to fall, but activity increased substantially.  36 homes went into escrow for the month of September.  This represents the largest number of homes to go into escrow in one month since 2005, and only the second time since 2005 that over 30 homes went into escrow.  While activity still favors the lower end of the market, with 28 of the homes having asking prices below $750k, there was some activity in the higher end including 3 homes with asking prices over $1 million (compared to just 6 sales over $1 million in the first 8 months of the year).  Here are pictures and descriptions of all 36 homes:  Tahoe Donner September Real Estate Activity
 
Martis Camp:
Martis Camp has seen 38 lot sales this year through the end of September with an average sales price near $750k. The rest of Truckee and Donner Summit combined has had just 40 lot sales with an average asking price of $222k. 
 
Old Greenwood/Gray's Crossing:  One Gray's Crossing home went into escrow.  It was a cash transaction with a quick closing.  The sales price was $1.2 million.  Here are the pictures:  Gray's Crossing/Old Greenwood September Real Estate Activity
 
Northstar:   Though activity slowed compared to the spectacular August when 21 properties went into escrow, it was still a strong month with 5 new escrows on condos and 1 new escrow on a single family home.  Northstar September Real Estate Activity

Lahontan:  2 homes went into escrow for the month:  Lahontan September Real Estate Activity.
 

Glenshire/Sierra Meadows/Prosser/Donner Lake:  During the three years from '05 through '08 it was uncommon to see a total of 20 transactions in these areas for any given month.  It is now becoming normal.  For the sixth month in a row there were 20+ transactions in these areas and for the second month in a row the number was over 30, with a total of 33.  Here are the pictures and details:  Truckee September Real Estate Activity

 

Squaw Valley/Alpine Meadows:  Solid activity for the third straight month resulted in 4 condos and 3 homes going into escrow for the month.  Acitivty was focused on the lower end of the market with 6 of the 7 transactions on properties with asking prices under $550k.  Here are the pictures:  Squaw Valley and Alpine Meadows Real Estate Activity

 

 

North Lake Tahoe:  After going over a year without more than 20 new escrows in any one month, the North and West shores are suddenly very busy.  We have now seen 4 straight months of activity eclipsing the 20 mark.  A spectacular August (42 new escrows) was followed up by a solid 32 new escrows in September.  Here are the pictures:  North Lake Tahoe Real Estate Activity
