Alan's Note:  Norm has become pretty well known around Truckee for his bi monthly articles which appear in the Sierra Sun (our local paper).  His goal is typically to bring attention to the good things and good people that make Truckee the great place that it is.  Of course, he loves to bring in a bit of his unique wit and style.  It's rare that I attend an event in this town without at least one person saying "we love your Dad's articles!"  I'm sure not all of you read the Sierra Sun, so I thought I might share an outtake from one of his recent articles  . . .
 
 
 
 
 

The spirit of Truckee is alive and well. Despite cloudy skies, drizzling rain, and lower than normal temperatures, hundreds of "Truckeeites" hit the streets of Truckee for the 6th Annual Truckee Day clean up.

According to organizers, the turn out this year exceeded that of previous years. People not only picked up trash in the rain, but many of them participated in the community "block party" at Regional Park afterwards. A little rain didn't bother these brave souls.

I (Norm) picked up trash on the south side of Donner Pass Road between the entrances to Sierra Mountain and Truckee High School. As I was filling my orange bag with trash, I decided to make a game of it. We will call this my first annual "state of the trash" observations.

For 2009: Plastic grocery bags are 20 times more popular than paper grocery bags; water bottles were much more prevalent than soft drink cans, and there was only one beer can collected; there were more chewing tobacco con­tainers than cigarette packs; Dairy Queen appears to be get­ting more business than McDonalds (7 wrappers to 5); and Port of Subs is a clear win­ner over Subway as a choice of our students for sub sandwiches.

The greatest numbers of cigarette butts were in the proximity of the Trolley Stop so we will blame the bus riders, not the kids, for this trash.

The state of the "moat" between Donner Pass Road and the east/west practice fields was wet and a lot of water present. Believe it or not, there appears to be a beaver dam located about a third of the way between SMM and TNT.

April activity in our local real estate market was very encouraging.  In fact, it was the busiest "non summer" month we've seen in years.  While May was not quite as strong, it did offer solid follow through.  Especially for a month which is historically known for building up new listings for the busy summer selling season.  We are optimistic that this heightened activity will continue through the summer and hopeful for great things beyond that.  

 
Following are the neighborhood by neighborhood details:
 
 
Tahoe Donner
17 homes went into escrow for the month of May.  Activity was especially strong in the lower price ranges, but there were also 3 homes with asking prices over $1 million which went into escrow.  The average list price was $662,741 and the median was $539,900.  Here are pictures and descriptions of the homes which went into escrow:  Click Here to View Listings
  
Martis Camp:   Activity continues to be strong here with 14 lots going into contract since the beginning of the year, compared to 16 lots in the rest of Truckee combined.   Here's some information about some of their early summer activities:  Martis Camp
 
Old Greenwood/Gray's Crossing:  Strong activity continues in Old Greenwood, where another home went into escrow and has already closed (Click Here to View Listing ).  There have now been 8 closed sales in Old Greenwood this year, compared to just 5 in all of 2008.  The average sales price, year to date, has been $1.594 million and the median is $1.488 million.
 
Northstar:   1 more home went into escrow (Click Here to View Listing ), but condo activity slowed with just 1 new escrow (Click Here to View Listing ) compared to 5 in April.  Developer offerings in The Village continue to look attractive.  Prices have been reduced by 30% or more. These are new, first time offerings.  There is a 2 bedroom, 2 ½ bath condo that had originally been listed for $1,485,000 which is now on the market for $799,000.  They are also offering incentives including 150 free Northstar tickets to buyers. Donner Summit:  2 homes went into escrow for the month, both with asking prices under $500,000 (Click Here to View Listings ).

Lahontan:  No homes went into escrow in May.
 

Glenshire/Sierra Meadows/Prosser/Donner Lake:  A strong April was followed by an equally strong May.  22 homes went into escrow in May, making a total of 44 for the two months  (Click Here to View Listings ).  7 of the homes were short sales. 

 

Squaw Valley/Alpine Meadows:  3 homes went into escrow including a $4.5 million home in Squaw (Click Here to View Listings ).  After 3 months without any condo activity, 2 units finally went into escrow (Click Here to View Listings ). 

 

North Lake Tahoe:  A second straight month of strong activity with 14 homes going into escrow (Click Here to View Listings).
