FEATURED PROJECT
Aubrey Residence, Greenfield, Minnesota
Design & Project Management Team: Scott Frampton & James Kosowski
This Greenfield, Minnesota project is fine example
of the results and time line of a well done multi-phase project. The Aubrey Residence was phased into two main
project areas. The front yard was
completed in the first phase in 2003 when the house was newly constructed. At the time the design was completed, the
client put a high priority on the front entrance and also desired many items in
the back including a pool, patio and steps which exceeded the immediate
budget. Fortunately, the site included a
driveway on the side of the house that allowed access to the back yard, which
provided the opportunity to complete the front yard in the first phase without
fear of damaging any of the front yard installation when the back yard was
ready to be completed. The second phase of the project (the back yard) was completed in 2007. As you can see in the photos, there is a very strong connection between both the front and back yards with regard to materials, design style, plant selections, and layout. The material used for the project's retaining walls consisted
of Fon Du Lac and Chilton limestone outcroppings to accentuate the color of the
stucco on the house. The combination of
the lighter Fon Du Lac and the more colorful Chilton gives it a rustic, southwestern feel
with rich colors. Topiary plants help
add height, texture, and variety to the more subdued understory plantings. This project is a successful phasing project because of creative design with both beauty and function in mind. The homeowners' long term vision and goals for the project, as well as their continuous communication with the design team has everything to do with the stunning outcome.

LANDCAPE INSTALLATION Phasing Projects to Bring Your Dream Landscape to Reality
The term phasing refers to the practice of creating a landscape plan, then installing one portion of a project immediately and making plans to install future portions in an orderly fashion. Project phasing is an important way to implement your dream landscape in smaller portions, so that the overall design does not fall short of expectations. We all would like a beautiful yard with many amenities including plants, patios, seating areas, and perhaps some specialty items such as a water feature or gazebo. But when the budget falls short of the project goals, a competent design with a strategy for phased installation is essential.
There are many factors to consider when making a strategy for phasing in a landscape project. The first factor is access. The obvious choice in most cases is to complete the phases in the back yard first and work your way towards the front of your home. This strategy maximizes the ease and cost benefits of the project as a whole. The exception to this rule would be if there is an alley access or the property backs up to another street or open area. Having multiple access points opens up options to customize a phasing strategy without adding to the cost.
Access is not the only factor that must be considered when planning a phased installation. Areas of high priority must be considered as well as functionally prudent areas. A utilitarian sidewalk between home and garage, for example, must not be sacrificed completely for future access or be a lower priority than a front entrance or entertaining patio. In all cases, there must be a balance between high priority areas and the overall functionality of the landscape. The key, however, is not to install anything that would be in the way of future phases or be too costly to repair or replace as future work is done. A detailed cost/benefit analysis can be completed to weigh the benefits of prioritizing certain areas and comparing that to the project budget.
To find the best phasing strategy for an individual site a complete site design is critical. Looking at the future goal for the entire site in plan form helps to clarify logical work zones, access points and restrictions. It can indicate items that may need to wait until other phases of the project are complete or introduce possible solutions to access issues. Future phases may change from the original overall plan, however having no overall vision usually leads to a very disjointed landscape, both visually and functionally. The overall cost will also be higher when no design is considered, due to a lack of direction from the very start.
At Landscape Renovations we pride ourselves on creating artistic yet functional designs focused on the wishes and needs of the homeowner, their family, and their lifestyle. The design phase is crucial to the success of the entire project, whether the installation is phased or not. Once the landscape plan is complete, we will help you plan a strategy to bring your dream yard to reality. |

THE WOW FACTOR
March Before & After Project |
The Value of Landscaping
When asked the question "What is the value of landscaping?" most people would interpret the question as meaning, "How much will landscaping increase the monetary value of my home?" The answer, however, is not that simple. Determining the overall value of a well planned and properly installed landscape is a complex formula with multiple factors. Studies conclude that a quality landscape can increase a home's value by between 7% and 20%, with a return on investment of up to 200%. Compare that to a kitchen or bathroom remodel, which has a recovery rate of 75% to 100%. Many home buyers are willing to pay a premium for a creative, well thought out landscape. An attractive landscape not only increases the value of your property but, also increases the value of an entire neighborhood. Along with the potential of raising a property's resale value, landscaping can also provide money saving benefits such as a reduction in heating and cooling costs as well as water usage. Proper plant placement decreases heat in the summer by blocking and absorbing the sun's energy and protects against wind chill in the winter. Rain water capture systems can lower water and sewer costs by providing recycled water for irrigating lawns and plant beds. According to the U.S. Department of Energy, properly designed landscapes can provide enough energy savings to return the initial landscaping investment within the first few years. Aside from monetary benefits, a beautiful landscape has the ability to improve home life by reducing daily stress and promoting healthy living. Properly designed landscapes can muffle outdoor noise, improve air quality, increase privacy and safety and attract wildlife. Outdoor living spaces provide an area for families to spend quality time with each other and entertain friends. A well designed, properly installed and maintained landscape should complement the architecture of your home and enhance your lifestyle to maximize your investment. Whether you base the value of landscape on the increased resale value, the reward of energy savings, or as an improvement in your daily life, it's obvious that landscaping your home is a solid investment.

FIGHT EMERALD ASH BORER ON YOUR PROPERTY
New Service!
We are now offering the latest technology in the treatment of insect and disease problems in trees, including Emerald Ash Borer. The Arborjet injection system is environmentally friendly, is highly effective (a single treatment often lasts several years), and is the safest option for keeping your property free of chemical residues. Unlike the traditional approaches of spraying and soil application, the Arborjet system keeps the treatment inside the tree, eliminating chemical exposure of the air, soil or groundwater. It is healthy for your trees and healthy for you, your family and your pets. This system allows us to perform both preventative and curative treatments for Emerald Ash Borer, Dutch Elm Disease, Bronze Birch Borer, Oak Wilt, & other common tree pests.
What is it and how does it work? The actual process is very similar to getting a shot from a doctor or a hospital intravenous. Small amounts of concentrated treatment formula are injected into the "veins" of the tree. Once inside the tree, the tree's natural processes distribute and diffuse the treatment throughout the tissues where insects and diseases typically try to invade or feed. The injection is performed through a special insert which facilitates the injection, prevents leakage or infection, and speeds the development of new woody tissue to "heal" over the site.
