It's hard to believe that summer is almost over and that it's back-to-school time! We've had a really fantastic (albeit hot!!) summer with the Island at near 100% occupancy and a seemingly endless list of fun goings-on to keep us busy. Thankfully, it's starting to cool down a bit (it's only in the 90's!) and we're looking forward to heading back outdoors to enjoy autumn in the Lowcountry! Here's hoping you had a great summer! Have a safe and enjoyable Labor Day weekend!

Flood Insurance Premiums to Go Down
Hilton Head Island property owners will see a 25% reduction in their flood insurance premiums for this coming year! All policies issued or renewed after May 1st will be discounted 25% over the previous year's 20% discount due to the town's hard work in reducing the Island's FEMA class rating (lower is better and equals lower premiums...the Island just received a Class 5 rating. The highest rating is 10.) The average homeowner will save around $144!  

Hilton Head Island Housing Outlook 
The Hilton Head Island Association of Realtors has just released their July Housing Outlook and Monthly Indicator Reports! Highlights include days on market until sale, median sales price, and months of supply as well as the number of new listing, pending sales, housing affordability index and a market overview.  These are great reports to peruse if you are interested in learning more about the unique Hilton Head Island/Bluffton market. Island Road Construction Project
The town of Hilton Head Island has begun a road construction project that will improve a popular north-Island thoroughfare. Marshland Road will be patched, widened, milled and paved from Spanish Wells Road to Spanish Wells Plantation and along the road from the toll plaza. Traffic will be reduced to one lane until the project is completed in September.  
 
Annual Celebrity Golf Tournament
The Hilton Head Island Celebrity Golf Tournament will celebrate its 30th anniversary this year, with festivities kicking off on Friday, September 3rd. Notable names that will be participating in this great event (which raises funds for local children's charities) include newsmen Peter Alexander (NBC), Bret Baier (FOX), and Rob Marciano (CNN) and pro athletes Ken Anderson, Doug Flynn, Dwight Hicks, Mark Malone, and Sterling Sharpe as well as musicians, comedians and television personalities. How to create a Smart Home
 
With the rise of smart phones such as the iPhone, and so many of our clients living out of this state, we thought you might benefit from some tips on how to better manage your home while you are away by creating a Smart Home:
 
Step 1: Use a Remote-Control Maintenance System

A remote-controlled home maintenance system hooks to your cable or DSL service via your broadband router. It lets you control lighting from any room in the house, your car, even from your cell phone or computer. It can also be attached to pipes so you can tell from afar if they're in danger of freezing. Remote temperature sensors monitor your home for extreme conditions and notify you via telephone or e-mail of power failure, water leaks and changes in humidity. A cellular network extender works like a personal cell phone tower to eliminate dead zones.

Step 2: Install Smart Door Locks
Smart door locks use individual entry codes to let you know who comes and goes, no matter where you are. Installation is easier if the new lock matches existing door holes. The cable for the electronic keypad goes over the deadbolt and be sure to straighten the lock before you tighten it. Program the lock and set up controls on your computer and cell phone.

Step 3: Save on Energy Costs
A smart thermostat saves energy costs by heating and cooling your home only as needed; plus you can access it via your computer or PDA no matter where you are. A smart hot-water heater customizes and remembers shower temperatures for everyone in your family.

This outstanding organization is a state of the art genealogy and history center that contains over 4,500 books (half with genealogy and half with history). They also have a wealth of material on microfilm, CD-ROMs, and in vertical files. Not from South Carolina originally? You can still take advantage of their resources as only about 10% of their materials deal with South Carolina with the balance focusing on the other 49 states and Europe. In addition to helping you search their catalog and learn more about your family tree, the library frequently features classes, educational programs, workshops and lectures. Marsh Tacky VideoAnswer: Honey Horn on Hilton Head Island, which is the temporary home to this pair of mother and foal marsh tacky horses. Tackies are a rare breed of horse that are descended from colonial-era Spanish horses and are unique to South Carolina's Lowcountry. Recently named the state heritage horse, the marsh tacky was frequently raced on historic Mitchellville's beaches. The incredibly adorable Bullet and her mother May will remain at the Coastal Discovery Museum at Honey Horn for the next several months. (click on the picture for a video!)
