Application of 515 Buncombe, LLC (515 Buncombe, LLC and Enigma Corporation, Owners) to Rezone two (2) parcels of land pursuant to Section 19-2.3.2, Amendments to Text and Zoning District Map, of the Greenville City Code. The properties are located between 300 Butler Avenue and 527 Buncombe Street, consist of approximately 0.397 acres, and are proposed to be rezoned from 'RM-2', Single and Multifamily Residential, District to 'RDV', Redevelopment, District (TMS #'s 0014000300500 and 0014000300600).
B. SD 12-97. Application of Zeno Hawkins (Ann C. Marra and David W. Rothfuss et al, Owners) for a Land Development Permit (Major Subdivision - Preliminary Plat) pursuant to Section 19-2.3.13, Land Development, of the Greenville City Code for property located at 20 Buist Avenue. The property is zoned 'R-6', Single Family Residential, District, consists of approximately 3.31 acres of land, and is proposed to be divided into a total of ten (10) lots (TMS # 0178001200400).
C. Z 01-2012. Application of the City of Greenville for Text Amendments to Section 19-6.3.7, Sign Tables, and Section 19-9.5, Nonconforming Signs, to modify the dimensional standards of pylon signs within the "Special Sign Overlay" District and to allow the modification of sign faces within nonconforming signs.
D. Z 22-2012. Application of the City of Greenville for a Text Amendment to Section 19-5.1, Table of Dimensional Standards, to include a footnote referencing another section of the ordinance clarifying required front setbacks.
E. Z 23-2012. Application of the City of Greenville for a Text Amendment to Section 19-4.1, Table of Uses, to modify Note #'s 1, 2, and 3 to include reference to the 'RDV' as a district within which a Special Exception is required of any nonresidential use open to the public between the hours of 12 Midnight and 5 AM.

* Amendments to the text of the Land Management Ordinance (Zoning/Land Development Regulations) - Items 'C', 'D', and 'E' above
* Amendments to the Zoning District Map - Item 'A' above
* Approval of 'Planned Development' Development Plans
* Variances to the Stormwater Management Ordinance
* Planning-Related Studies and Plans
The City Council will consider these Items at scheduled, public Meetings (two readings of an Ordinance to either approve, or disapprove, a proposal are required). You will not receive a separate Notice of those Meetings, but you are invited to attend (and register with the City Clerk if you wish to comment upon an Application at) the Meeting(s). The Commission's action for the following types of Applications constitutes a Decision of the Planning Commission (i.e., no further actions are required):

* Approval of Final Development Plans for 'Planned Developments'

* Appeals from the Decisions of the Administrator relative to the Development and Design Standards of the Land Management Ordinance
