The next round of metro Atlanta office offerings is on deck on the northeast and northwest periphery of the city, in Decatur and the Cumberland/Galleria market to be more precise.

 
According to our sources, Eastdil Secured is out with Riverwood 100, a 23-story, 502,527-square-foot tower on Cobb Parkway near Cumberland Mall. GE Asset Management's Riverwood 100 VAF owns the property, which is leased by Seven Oaks and CB Richard Ellis.


In Downtown Decatur, Cushman & Wakefield's David Meline, Stewart Calhoun, Samir Idris and Kirk Billings are marketing 160 Clairemont on behalf of Lexington Property Trust. Lexington Property Trust acquired the building as a single-tenant asset in the late '90s before that single tenant, Allied Holdings, went under earlier this decade. Lexington hired Kirk Rich and Rich Real Estate Services to re-tenant the 121,686-square-foot property, which is now 76 percent leased to tenants such as Fidelity Bank, Dorough & Dorough, Energy Ace and Office Suites Plus. Lexington also has invested $3 million in upgrades at 160 Clairemont since 2008.  Rich and the C&W team declined to comment on the offering.

 
With an institutional owner making a truly discretionary - and not distressed - play, it's a value-added situation where the new owner assumes the remaining leasing risk and the potential for future revenue from 160 Clairemont's parking.

 
"This is a classic value-add sale," said one broker who's viewed the offering materials. "There hasn't been one of these in years."

Avison Young and ING Clarion landed the first quarter's blockbuster with Electrolux's 600,000-square-foot distribution center a few weeks ago, but the AY leasing team also has wrapped up 400,000 square feet in bread 'n' butter deals in the past few months in the Fulton Industrial submarket, an area where Avison Young and ING Clarion are playing a major role in revitalization.

 
Avison Young's Bruce Logue worked one side of the table while the company's industrial tenant rep team of Chip Watson and Brent Weitnauer represented 3PL Scott's Distribution in its lease for 114,319 square feet at 4175 Boulder Ridge Drive. John Wilson of Terminus Realty represented Havell's Lighting in its 74,727-square-foot lease at 125 A/B Villanova Drive, with Logue representing ownership. Fulton Industrial also gained a little show-biz sizzle with cable and TV production company VFU's two transactions for a total of 79,540 square feet at 5480B Fulton Industrial and 5300B Westpark Drive. Carter's Dale Lewis represented VFU, while Logue represented ownership.

 
ING Clarion's Tom Flanigan serves as chairman of the recently formed Fulton Industrial Community Improvement District, which is working with Fulton County and local businesses and real estate owners to improve public safety, code enforcement, public works, landscaping and economic development initiatives.


"We are starting to see results of the revitalization efforts in the Fulton Industrial corridor," Flanigan said.

Joel & Granot Commercial Real Estate has added dual, ITP/OTP threat Cristy Hines as a VP and broker. Hines joins Joel & Granot from Nygaard Properties, where she was instrumental in site selection, development and leasing at Peachtree Crest Business Center in Gwinnett County. She began her real estate career at Richard Bowers & Co.

It will take a while for Atlanta to beat its reputation as one of the U.S. capitals of sprawl, but it's slowly happening through adaptive reuse efforts at developments like White Provisions, Puritan Mill, City Hall East, Glenwood Green and King Plow. Thursday, Atlanta's CREW chapter got together with the visionaries behind such projects for its monthly luncheon entitled "The New Phoenix Rising-Revitalizing Atlanta's Real Estate Through Adaptive Reuse."  Green Street Properties' Katharine Kelley and Jamestown's Matt Bronfman discussed plans for City Hall East, while Westbridge Partners' Chris Faussemagne discussed White Provisions and West Midtown redevelopment. Jamestown's Michael Phillips moderated the panel.
