Our friends at Seefried Properties can't talk about it because, well, they'd like to keep developing massive distribution centers for clients like Amazon.com. But, according to a number of sources and news reports out of Chattanooga, Seefried and financial partner USAA will develop two, 1 million-square-foot distribution centers for the online retailing giant, one in Hamilton County at Enterprise South Industrial Park - future home of Volkswagen - and the other in adjacent Bradley County, Tenn.
 
At Enterprise South, Chattanooga contributed 80 acres for Amazon's project that will have 2,000 employees. State and local incentives totaled $30 million for the entire project that, overall, will employ 3,900 seasonal and full-time workers, according to the Associated Press.

According to our sources, Seefried and USAA signed the deal last week. Executives at Seefried declined to comment.

Transwestern and iStar Financial are ahead of the game at RiverEdge Summit in Sandy Springs near I-285 and the Chattahoochee River.

IBM's remaining lease at RiverEdge accounts for approximately half of the 443,086-square-foot Class-A development, but the tech giant's term is up in April 2012. Transwestern's now marketing RiverEdge as a multitenant building and getting out in front of brokers to showcase renovations, including a full interior upgrade and state-of -the-art conference center, a bocce ball court and fitness center. Plans also call for a putting green and trail links to the nearby Chattahoochee River National Recreation Area.

Transwestern took the first big step in fulfilling its goals two years ago with PBS&J's 73,000-square-foot lease at RiverEdge, and it continues the roll with nearly 50,000 square feet of leasing in two recent deals. SunTrust leased 40,000 square feet at RiverEdge, consolidating several related functions that had been housed in different locations. Additionally, EDI renewed its lease for 8,678 square feet. Kristie Abney, senior vice president at Transwestern, represented ownership, while Brad Haertel of Mohr Partners and Kirk Diamond of Carter represented both SunTrust and EDI.

RiverEdge's location and parking have always been solid, Diamond said, but the renovations and park-like setting differentiate it.

"The whole look is much more inviting and attuned to a multi-tenant building," Diamond said.

Eola Capital has awarded the agency leasing assignment for the Mall at Peachtree Center to the Cushman & Wakefield team of Kirk Williams, Dean McNaughton, Erika Schanke, Peter Glover and Lynn Smith. The three-tiered mall includes 124,947 square feet of retail, restaurant and shops space serving Downtown as well as Peachtree Center's 2.4 million square feet of office space and the Hyatt Regency and Marriott Marquis hotels, which have a total of 3,000 rooms. C&W is working to attract more traditional retailers to this center given that more than 6 million people pass through the Mall at Peachtree Center annually.

When you can worry U.S. Marines, you've accomplished something. This time, it's something positive, as ProLogis and its guests Thursday night swamped Marines representing the Toys For Tots program with gifts. The Marines joked that they weren't sure how they were going to pack up and transport the toys. We're pretty sure ProLogis could help them with that, or at least with space to store and distribute the goods. The party also gave ProLogis an opportunity to show off new digs at the Prominence building in Buckhead.

No one expects Peachtree Street through Midtown to turn into Michigan Avenue or Fifth Avenue overnight, but, long-term, that's the big idea, to create our own little retail heaven in the urban core.

The Midtown Alliance and partners such as Jamestown, Loudermilk Rohrig and Gene Kansas Commercial Real Estate took a nice step forward and explored Midtown's retail potential with the Midtown Pop Up Shop over the weekend, converting vacant, street-level space into high-end and boutique retail. Retailers included Savannah College of Art & Design (SCAD); Billy Reid, who was recently named GQ's best new menswear designer in America; Bella Cucina; and Les Nouvelles, among others.

SCAD brought in three truckloads of hand-made products and art from Savannah and, overnight, turned 990 Peachtree St. into a holiday-themed boutique that looked like it could've been there for years. Around the corner, Alternative Atlanta took a vacant bank branch at Crescent Avenue and Peachtree Place and had $7,000 in sales in a single day, primarily selling trendy, inexpensive t-shirts and other clothing.

Naturally, we couldn't help but get started on our holiday shopping.
