 Cobb County's The Gold Building. Jones Lang LaSalle has picked up a pair of leasing assignments, one Downtown inside the perimeter and the other just beyond I-285 in Cobb County. JLL's Jeff Frantz and Brooke Dewey will lease Abrams Properties' The Gold Building at 1945 The Exchange in Cobb County. The 65,880-square-foot office building has 31,000-square-feet of vacancy. Downtown, Dewey and Justin Croxton will lease the United Way's Robert Woodruff Volunteer Service Center at 100 Edgewood Ave. The 310,986-square-foot building currently is 97 percent leased but will have four full floors, as well as smaller vacancies, available in the first quarter of 2011.

Back in the Saddle at Granite

After Granite Properties sold the last of its Atlanta assets in 2007, the company wanted to restart its development and investment engine locally. Then, Executive Managing Director Scott Martin, who leads Granite's efforts in Houston, Denver and Atlanta, took the market's temperature and figured patience was a better strategy.
Patience also gave Granite time to make sure it found the right local-leadership fit, which it certainly did with John Robbins, who joined the company Oct. 1 with 15 years in Atlanta commercial real estate under his belt.
Granite, which is the real estate investment vehicle for a multi-billion-dollar oil and gas fortune, is counting on its ability as an all-cash buyer and Robbins' local expertise to build a 3 to 4 million-square-foot portfolio with ideal, "fairway" acquisitions consisting of 200,000 to 500,000-square-foot office properties in the $25 million to $75 million range. Granite also hopes to take on more development this time around and build in-house leasing, property management and construction teams where applicable.
"There are build-to-suit opportunities out there that we'll pursue, and, from an acquisitions standpoint, we have ready, smart capital," Robbins said. "There are also opportunities for off-market transactions where you control the asset at the end of the day, but it's a relationship-driven business."

You could get smarter just by being in the same room with NAIOP's continuing ed. panelists Thursday at the JW Marriott. Ackerman's Kris Miller offered the keynote presentation on opportunities for buyers and sellers in a gradually recovering market, while DCT Industrial's Todd Carter and Seven Oaks' Bob Voyles led industrial and office panels, respectively. The half-day symposium covered the breadth and depth of Atlanta's office and industrial markets, and, as a sign of the times, also included "Medical Office - Oil and water or bourbon and water?" and "Do You Like My Office Park? Social Media" round table discussions.  |
Team Player

Clark Gore told the Atlanta Jones Lang LaSalle team he'd shave his head if they made the Business Chronicle's list of top places to work. JLL's local employees made it happen, and, Friday at the Buckhead W, so did Gore.
"Welcome to the club," JLL's Rob Metcalf said in a pre-shaving video presentation.
Gore even brought his barber, Steve Strickland, out of retirement to do the deed as a room full of brokerage and agency leasing, project development, property management pros and staff cheered him on. "We had a mission. We had a plan, and you guys made it happen," said Gore, JLL's Atlanta market director. "That's what makes this a great place to work."

Choate Cycles for Life

For years now, Choate Construction has centered its philanthropy around cystic fibrosis treatment and research. This month, Team Choate Cyclone went to great lengths - 65 miles, actually - to continue the trend by riding in the inaugural Eurand Cystic Fibrosis Cycle for Life in Peachtree City. Consisting of Steve Soteres of Choate Interior Construction, Erin Cugnasca of Choate, Travis Vickers of Baker Barrios, Preston Bennett of HKS, Rob Hickman of Choate and Richard Pease of Brek Management, Team Choate Cyclone took to the streets and roads of Fayette and Coweta County and participated in an overall effort that raised more than $75,000.  |
