Whole Lotta Leasing Going On

Nearly 800,000 square feet of industrial leasing is nothing to sniff at and, hopefully, is the first phase of an avalanche of deals as we head toward year end.
On the southside, Army Air Force Exchange Services (AAFES) has leased a 292,800-square-foot distribution center at 7139 Southlake Parkway in Morrow, relocating from Fort Gillem. NAI Brannen Goddard's Brad Pope, Mike Chambers and Jack Haden represented owner UBS in the direct deal.
Also on the southside, McDonald Development Co. has renewed appliance and electronics retailer hhgregg for 273,000 square feet at McDonald's Southpark development near Interstate 675. Colliers' Price Weaver and Lawrence Shaw represented the tenant.
In the Northeast submarket, Selig Enterprises acquired the former United Stationers distribution center at 6448 Best Friend Road from an affiliate of Sterling Enterprises for $7.75 million and then leased the 225,000-square-foot building to Bagcraft. Craig Viergever and Kurt Unger of Lee & Associates represented Selig in the transaction, while Carter's Charles Holloway represented the seller.
Viergever declined to comment on Bagcraft's lease, but pointed out that corporate tenants are coming off the sidelines and taking advantage of the market's low rates with long-term deals in the seven- to 15-year range.
"The volume of transactions is at a point we haven't seen in two-and-a-half years," Viergever said.

Perfect weather conspired with Cousins Properties, Parmenter Realty Partners, Atlanta Property Group and Lavista Associates last week in their efforts to show off the new and improved Overlook III and Park at Perimeter Center East office developments.
Thursday, Parmenter and Cousins hosted brokers at Overlook III on the top two floors of the Vinings landmark. These floors are available for the first time since the building opened in 1987, and give prospective tenants an opportunity to lease penthouse space with 360-degree views of the Atlanta skyline. Originally, Overlook III's top floors were the Atlanta offices of Crow-Terwilliger (later Trammell Crow Residential), the building's developer.

Maybe it was prizes such as iPads and cash or maybe it was just business-related curiosity, but, either way, Atlanta Property Group and Lavista packed The Park at Perimeter Center East full of brokers Wednesday, with more than 150 tenant rep pros showing up to check out the property. APG acquired the three buildings at 41, 47 and 53 Perimeter Center East over the summer and immediately began renovations. Lavista's Kirven Brantly and Austin Chase lease the office development, the first acquisition for APG's recently completed equity fund.

Falcons Fandemonium

Seefried Properties and Colony Realty Partners picked the best regular-season Falcons' game in years to host a broker event Thursday. After a tailgate replete with frosty beverages and burgers which please the Rooster, as well as wings, which displeases the Rooster, the hosts and broker-friends took in the Falcons' 26-21 victory over Ray Lewis and the Baltimore Ravens. Thanks to Ben Carter and the Streets of Buckhead, there were no post-game stabbings outside Mako's.
