For Pattillo, Exhibitus and its tenant rep, Nathan Anderson at NAI Brannen Goddard, it was a perfect storm - but in a good way.Pattillo Industrial Real Estate originally developed 5361 Royal Woods Parkway in Tucker as a build-to-suit for Pico, which made trade-show exhibits and displays. Exhibitus includes executives formerly with Pico, and they knew that, with Pico's demise, the 97,000-square-foot flex building would become available and perfectly fit their needs. The Royal Woods Industrial Park property was custom built for a trade-show exhibit company and included 14,000 square feet of eclectic office space that's well-suited for the firm's creative types. Anderson worked with Pattillo's Casey Farmer to lease the entire structure to Exhibitus.

Office Market Vacation

A travel agency and some free word association make us think of Atlanta's office market and perhaps a holiday vacation.
The words "Highlands" and "Biltmore" give us visions of a pleasant, North Carolina mountain weekend, and maybe that's where you'll find Carter's Dale Lewis, a Tar Heel himself, after he represented The Highlands Group in its expansion and renewal at The Biltmore in Midtown.
Highlands Group nearly doubled its space at The Biltmore, taking 9,000 square feet. NAI Brannen Goddard's Greg Bagwell represented owner Novare Group in the 10-year extension and expansion.
Lewis tells us The Biltmore is an ideal fit for Highlands, but, given market conditions, there was an obligation to test the market. Ultimately, Highlands' deal typifies owners' aggressiveness these days when it comes to retaining tenants, especially healthy, growing tenants, Lewis said.
In Buckhead, Century Travel, Inc. has relocated its office to Piedmont Center 7, with Richard Bowers & Co.'s Ash Parker and Hugh Rader representing the tenant in the 7,576-square-foot deal. CB Richard Ellis' Jeff Keppen and Elliott Grand represented ownership, TR Piedmont Center Group. Century Travel plans to move to Piedmont Center by year end as it relocates from the Central Perimeter and also takes advantage of landlords' aggressive efforts to woo tenants.
Of course, our friends at Stream Realty Partners hit the ground running in Atlanta at the beginning of 2009 and haven't taken a break since. Perhaps they can call on Century Travel to arrange vacation plans, but, in the meantime, Atlanta's Stream team will concentrate on its newest listing, Lenox Towers at 3390 and 3400 Peachtree Road. Goddard Investment Group chose Stream to lease Lenox Towers, Buckhead's original high rise development built in 1966 and designed by Stevens & Wilkinson. The 192,181-square-foot 3390 Peachtree building is 61 percent leased, with the 186,271-square-foot 3400 Peachtree is 70 percent leased.

UGA Terry College of Business alumni and other real estate professionals gathered last week to listen to a distinguished group of alumni panelists discuss the emerging trends in today's recovering market. CB Richard Ellis' Sam Holmes addressed the changing office space requirements to reflect efficiencies and The Worthing Companies' Darin Collier focused on the opportunity that lies ahead with one of the largest-ever populations emerging into our workforce. Panelists included Jay O'Meara of CB Richard Ellis, Darin Collier of The Worthing Companies, Sam Holmes of CB Richard Ellis, Scott Selig of Selig Enterprises, Inc., and Bo Means of Means Atlanta Properties.

Rooster flew across the city last Thursday evening to catch our real estate friends taking a break from the grind at some happenin' happy hours. Our first stop was on the 18th floor terrace of 201 17th Street in Midtown, where Carter enjoyed the crisp Fall air for their corporate Oktoberfest celebration.

We then stopped in to kick off the Society of Marketing Professional Services happy hour at CosmoLava. They packed the lobby with all the top marketing pros. From left to right: Jay Jameson of Atlanta Development Authority, Matt Hene of Ironwood Insurance Services, Alan Tapie of Grandbridge Real Estate Capital and Bryan Brinson of Meridian Management Group.We later hit Loco's to close down the night with Ironwood Insurance, who entertained about 50 real estate professionals in one of our favorite Buckhead hotspots.
