New, Fresh Faces

Greg Frankum and Matt Spickard are relatively fresh faces at Transwestern, having joined the company in July, and now the office leasing duo and Transwestern are fresh faces for Richmond, Va., too.
 
Parmenter Group awarded leasing for SunTrust Center and the Mutual Building in Downtown Richmond, as well as Gwinnett Commerce Center, to Transwestern, with Frankum and Spickard leading the charge on the 804,226-square-foot portfolio. Frankum and Spickard leased Gwinnett Commerce Center in previous lives and have plenty of out-of-market leasing experience in places like Philadelphia and Central Florida. Bruce Ford, president of Transwestern's southeastern operations, previously ran Advantis' Richmond office, so he knows who's who and what's what in the market.

For Parmenter and Transwestern, it's a fresh start in Richmond, and each building offers its share of leasing opportunities. The 458,000-square-foot SunTrust building is 72 percent leased, and the 132,000-square-foot Mutual Building is 50 percent leased.
 
"We're a neutral party coming into the market," Frankum said. "Because Transwestern does not have an existing presence there, the reception we've received from other companies has been gracious."
 
Since joining Transwestern, Frankum and Spickard have helped attract approximately 2.5 million square feet of leasing assignments to Transwestern's Atlanta office. They're just getting started.
 
"We hit the ground running, and we're still running," Spickard said.

Clark Gore knows Atlanta, and, in many ways, he's come full circle.
 
His office at Jones Lang LaSalle sits a few blocks from his boyhood home by Buckhead's duck pond. Early in his career, he was part of Georgia Pacific Center's original leasing team, and now JLL leases and manages the Downtown landmark. In the early and mid '90s, he managed COMPASS's Atlanta office, which subsequently merged with Jones Lang LaSalle. Across the metro area, Gore's played an important role in developing and leasing office towers from Georgia Pacific Center to The Prominence in Buckhead to One Ravinia in Central Perimeter.

That knowledge and experience serves Gore well as JLL's Market Director. Since joining the firm three years ago, he's not only had to learn the ropes at one of the world's largest real estate services firms, but also had to integrate the firm locally after the Staubach merger and then navigate recession. The Staubach deal catapulted JLL to Atlanta's second largest tenant rep group, and the combined firm retained all the key players.

Now, JLL focuses on the future. The company expects to bulk up its already strong capital markets team across the U.S., Gore said, and other transaction pros have been working tirelessly since the beginning of the year.

"People went from two-year extensions to wanting a 10-year deal, and landlords and tenants got together to get it done," Gore said.

Gore thinks any new office development is a few years away, but, given Atlanta developers' general optimism, he wouldn't be surprised to see preleasing commitments announced around the end of 2011. With capital markets, Gore and JLL see a wave of pent-up activity beyond the current hunger for core or value-added/distressed properties.
 
"The mighty middle of assets has not emerged yet," Gore said. "The smart sellers will jump in very soon and differentiate themselves because there's not a lot of this product type available."

The steamy last days of summer provided the perfect setting for The Dana G. Smith Fund's annual event at SweetWater Brewery Tuesday evening.  In its first five years, The Dana G. Smith Fund has helped more than 180 people and their families battle cancer, providing assistance with medical bills and medications, travel and housing expenses and a little bit of hope.
