Deals: From Barrett to Buckhead
This week's industrial deal maker, John Tugman of DCT Industrial.
Today's chronicle of deals starts with North Cobb and northwest Georgia's retail mecca, Barrett Parkway. CB Richard Ellis' Tony Cerniglia and Rusty Kigelman represented Boston-based First Winthrop Corp. in its sale of a freestanding retail location at 162 Barrett Parkway to locally based Trilogy Group. Trilogy Group executives weren't available to comment, but we understand that the 27,000-square-foot former Georgia Backyard location won't be vacant for long.
In
the Northeast industrial corridor, DCT Industrial Trust sold a
195,000-square-foot distribution center at 6575 Jimmy Carter Blvd. to
Fontana, Calif.-based Maxzone Auto Parts. Eunice Tsai of Georgia
International Properties represented Maxzone, while NAIBG's Nathan
Anderson and Darren Butler represented DCT. Maxzone will relocate
distribution operations from the I-20 West submarket.
Also
in Norcross, NAI Brannen Goddard's Bob Burdell and Doug Steverson
represented Southeast Door Technologies as it leased 48,667 square feet
at Invesco's Indian Brook Distribution Center in Norcross. CBRE's Bill
Kee represented the owner.
Finally - and as we mentioned a few weeks ago - the ink has dried on Kids II's 100,000-square-foot lease at Cousins Properties' Terminus 200 office tower. The transaction includes Kids II's trade showroom at lobby level as the infant-products company relocates its corporate headquarters from Alpharetta to Buckhead. Mitch Kahlert of Icon Commercial Interests represented Kids II. Cousins' Walter Fish and Anton Kotze lease Terminus 200.

Keep on the Sunny Side
A look at First Century Energy and Rooker's solar project in Athens.
Across the U.S., developers, owners and utilities are implementing rooftop solar arrays for industrial buildings. Costs and a dearth of incentives are speed bumps to the trend catching on in Georgia, but First Century Energy is working to make the solar-industrial pairing a reality in metro Atlanta and Georgia.
First Century Energy and Rooker have teamed up to construct a 115-kilowatt photovoltaic array covering 12,000 square feet on one of Rooker's new buildings in Athens. Over its 25-year lifespan, the solar installation is projected to provide more than 3.5 million kilowatt hours to customers of GreenPower EMC, a subsidiary of Georgia EMC. First Century worked with Rooker to secure a grant from the Georgia Environmental Finance Authority and to arrange the power-purchasing agreement with GreenPower EMC.
The grant and incentives such as accelerated depreciation made the solar project economically feasible, and the costs of solar installation are expected to come down, Rooker's Murray Reavis said. Solar and other sustainable initiatives also will be a draw for public and multi-national tenants.
"As these larger, Fortune 50 companies come to Georgia, it's increasingly on their radar," Reavis said.

Davis and Chambless Make a Move

We doubt there's ever a bad day to be Kay Davis, but life is especially sweet these days with Davis's promotion to executive vice president, tenant advisory services, at Grubb & Ellis. Davis is the first woman to attain the EVP title on the tenant rep side at Grubb & Ellis, where she began her career in 1996 and returned as a senior vice president in 2006.
Life's not too bad for Brett Chambless, either. The veteran industrial broker joins Lee & Associates from his own firm, which he founded in 2005. L.A.-based Lee & Associates entered the Atlanta market last month with its merger with Bryant Commercial Real Estate.

As if a 4-0 win over the Washington Nationals wasn't enough excitement at the Atlanta Braves game last night, Flava Flav definitely added to the spice of the night. CB Richard Ellis brokers Tanner Hicklin and Jeff Henson and Commercial Property Professionals' Benton Green ran into the rap star after the game and shared their paparazzi shot with us. We had to reward them their 15 minutes of morning fame today for the thought.

A Successful Start
