Gene Kansas and his eponymous firm, Gene Kansas Commercial Real Estate, know how to keep things interesting with an unique mix of clients and projects, ranging from one of the biggest country/rock acts around, the Zac Brown Band, to a preschool serving Midtown, Virginia Highlands, Morningside and other ITP families.

Kansas recently represented the Zac Brown Band - a group smart enough to spend most of the summer touring the upper Midwest and Northeast - in the band's search for an Atlanta base, settling on 30,000 square feet of flex space in West Midtown.  We'd tell you where, but the guys are trying to keep a limit on groupies and stalkers.

On the other side of Midtown, Kansas and Dotan Zuckerman of GKCRE represented Halpern Enterprises in securing International Preschool as a tenant at Amsterdam Walk.

Kirstin Hobday of Keller Williams represented International Preschool, which leased 6,000 square feet at the Midtown mixed-use landmark. The preschool will serve 150 students and open in September.

Shane Moncrief feels the pain of the guy on the other side of the table. As leader of the Thomson Reuters' property tax consulting team in the eastern U.S., he knows it's a tough time to be an assessor as property values decline, further crimping municipal budgets. That doesn't mean he's any less aggressive or thorough as an advocate for Thomson Reuters' clients. It just means he understands it's not a particularly fun time to be a tax assessor, assuming such a time exists in the first place.

"Tax assessors are getting a lot of pressure from county commissioners to maintain values the best they can," Moncrief said. "The market continues to fall, and they're caught in the middle. So far, they've been proactive on declining values on the residential side, but you haven't seen it as much on commercial."

That said, it's a pretty good time to be property tax consultant. Moncrief's team covers the eastern half of the U.S., advising clients such as Post Properties, Home Depot, ProLogis and Cox Communications on property tax liability as it relates to valuation and investment. In the current market, owners and investors have a great opportunity to align tax liabilities and strategies, Moncrief said, and the state of Georgia has streamlined and improved its commercial valuation efforts with Senate Bill 346, which passed this year.

"It's a fun business. It's different all the time," Moncrief said of his 22-year career. "You can really see big savings in tax rates in this environment."

The REIT Time of Year

Carter and Tampa-based Validus Group are forming Carter Validus Mission Critical REIT, a private real estate investment trust that plans to invest $1.5 billion in medical office buildings, data centers and educational facilities, including student housing.

Carter Validus Mission Critical REIT filed its REIT registration with the Securities and Exchange Commission late last month and intends to qualify for REIT status by the end of the year. While the REIT is focused on medical office, data centers and educational facilities, it also may invest in other types of commercial real estate, debt and equity or real estate-related securities, the SEC Form 11/A states.

Carter EVP John Carter will serve as CEO of the REIT, while Michael Seton, EVP of Carter's capital markets group, will serve as CFO. Validus Group Partners CEO Mario Garcia Jr. will serve as a director and on the REIT's investment advisory committee, as will Carter CEO Bob Peterson.

The new REIT is positioned to leverage Carter's experience in medical office and educational facilities development, as well as its alliance with T5 Partners, which specializes in site selection and project management for data centers. Carter affiliate Carter Real Estate Management Services LLC will lease and manage the REIT's properties.

After Ketan Sanghvi participated in a Habitat for Humanity project in Clayton County last year, the Southeast business development director for BremnerDuke Healthcare Real Estate decided he wanted to make a habit of it and organized a group of 14 from BremnerDuke and Duke Realty to build a Habitat for Humanity house in East Point. The crew recently worked on siding and roof trusses on a four-bedroom, two-bath home on DeLowe Drive.
