A Healthy Dose of Optimism

with cautious optimism and a focus on medical-office development.
Shailendra Group recently developed two
3,400-square-foot medical office buildings in Coweta County, both fully
leased to Piedmont Medical Care Corp., and is building a third. Steve
Barton and Ellen Stern of CB Richard Ellis represented Piedmont Medical
Care Corp. in the transactions.
In addition to healthcare development,
the company plans to focus on acquisition opportunities with distressed
assets and other value-added plays, taking an entrepreneurial approach
to realizing income potential and ROI. That very approach
has well served Shailendra, an Indian immigrant and youngest of 12 children,
since he founded the company in 1982.
"There are opportunities out
there," Robbins said. "Diligence and patience and being willing
to dig through clutter and make sure you have capital are key. We are
optimistic and make sure we prepared for what comes down the pipe. We are a small, lean shop, but we'll
roll up our sleeves and get dirty to get the job done." Shailendra's contributions to the medical world extend past that of the company's local real estate efforts. Passionate about bringing healthcare to rural areas of India, Shailendra has helped build medical facilities to do so. Locally, he donated land to the Clayton County Alzheimer's Association, which allowed them to build a modern facility.

TPA Realty Services Closes Solid Year
at Lakeside Centre

TPA Realty Services closed 104,514 square
feet of new leases, renewals and expansions at Lakeside Centre in Tucker,
bringing the 514,919-square-foot office park to 85 percent leased by
the end of the year. TPA's Bryan Heller and Peter McGuone represent
the property's institutional owner.
Notable deals include Georgia Perimeter
College's renewal and expansion for a total of 33,567 square feet
and Lab Corp.'s renewal for 33,984 square feet, with Hunter Keith
of Cauley Properties representing Lab Corp. New tenant Georgia HAP Administrators
leased 8,596 square feet and later expanded in 2009 with an additional
4,013 square feet. Travis Garland and Kirk Anders of Anders Commercial
Property represented Georgia HAP Administrators.
Lakeside Centre consists of a nine-story,
Class-A building; a three-story building; and three single-story properties.
The multi-story office buildings, 1979 and 1990 Lakeside Parkway, also
earned EnergyStar designations in the third quarter of 2009.

ULI invited the Rooster to join their breakfast series last Wednesday, this time to "Meet the FDIC". On the 24th floor of the Sovereign building in Buckhead, approximately 200 professionals gathered to hear the expert panelists explain the current approach of the FDIC toward failed real estate assets.
Henry Lorber, Director of Real Estate Financial Group of Hays Financial Consulting, served as moderator for the group. The panelists were Victor Robert, Resolutions and Closing Manager of the FDIC, Ken Pearson, Vice President of Corporate Asset Recovery and Restructuring at CB Richard Ellis, and James Thompson, Director of Precinct Asset Management. When the FDIC receives a failed bank institution's assets, they must determine the asset management and disposition strategy for it. The panelists explained how the FDIC navigates the current governmental environment to do so.

Catch the Rooster at the JW Marriott this Thursday morning for NAIOP's January Meeting. Jeffrey Rosensweig, Director of the Global Perspectives Program at the Goizueta Business School of Emory University, will be speaking.
Rosensweig has appeared on ABC World News Tonight, Nightline and CNN and is often quoted in the national business press. We're anxious to hear what he has to say about the economic outlook of 2010. We'll share it with you next week!
