A Take from the Top

Sara H. Smith of the Georgia State Real Estate Alumni Group invited the Rooster to hear the expert opinions of the current state of the capital markets at the Views from the Top Economic Forecast Breakfast this morning. On the 35th floor of 12th and Midtown, more than 150 professionals attended the event.
Dr. Rajeev Dhawan, Director of Economic Forecasting at Georgia State University, and Ethan Penner, President of CBRE Capital Partners, led the discussion. Mark Elliott, a partner at Troutman Sanders, served as moderator.
Following the program, attendees were invited on a tour of 12th and Midtown, one of the largest mixed-use developments to be constructed in Atlanta's history. The development was named Best in Atlanta Real Estate by the Atlanta Business Chronicle at its annual awards ceremony last year.

One Fun Community Cocktail Party
Steve Wiebel (left) and Lisa Simmons (right) with Community One Associates celebrate their successes at Cosmopolitan.
Community
One Associates shared with the Rooster that it was awarded the property management and front
desk concierge services at Cosmopolitan at Lindbergh, Atlanta's fastest-selling
condominium community with over 110 homes sold in the last seven months.
In rightful celebration, they kicked off the New Year in style with
a catered "Munchies & Mixers" cocktail party for the homeowners last Thursday
night at Cosmopolitan, of course. Despite the treacherous
snow and ice, a record number of residents packed the luxurious clubhouse to
watch the Alabama vs. Texas National Championship football game while partying
with their neighbors late into the night. You know fun was had by all when the event ended more than three hours past the ending time on the invitation!
In addition to Cosmopolitan, the full-service
management company has expanded dramatically into Atlanta's intown submarkets
by recently adding other condominium developments including Spire Midtown, Ansley Above
the Park, MidCity Lofts, Colony Park, Carrington Park, Heritage and others.
"There is reason why this is the Number
One selling condo community in Atlanta," said Steve Weibel, Chief Executive
Officer of Community One Associates.
"It offers the best location, amenities, quality and value in the
marketplace. Additionally, Morris
& Raper has done a superior job selling and closing out Cosmopolitan in a
very challenging market."

Double Take

Double the experience provides double the results. Dan Granot (left) and Alan Joel (right), atop their newly merged office in Midtown, offer just that.
The Rooster stopped by to congratulate Alan Joel and Dan Granot yesterday on their recent business merger, Joel & Granot Commercial Real Estate. We couldn't help but notice they have also adopted a company mascot, a sweet black and white cat rescued from the cold that morning.
The two veteran principals have now been in business just over a week, as it officially opened last Monday. The company offers a full range of services, including tenant representation, investment and land sales, and property management. With more than 40 years of combined experience and powerful industry relationships, Granot and Joel are committed to being involved in every transaction. This approach offers their clients a very skilled and unique brokerage experience.
"Dan and I are of the same mindset in that every client, regardless of size, is important," Joel said. "The philosophy of Joel & Granot Commercial Real Estate is customer driven, and every transaction we are involved in will get both principals' attention."
Granot agreed. "Real estate is a relationship business, and at Joel & Granot, we'll use our extensive networks to ensure our clients receive the best professional representation in each deal. Clients rely upon brokers they trust for vital market information and advice, and that is what we will deliver," he said.
"This is especially important, given the uncertain economic times," Granot added. "Alan and I can help clients navigate these challenging times using our combined experience."
