The Rooster stopped by Carter's Corporate Headquarters yesterday to sit down with a few of their Project Leasing heads. Senior Vice Presidents Mike Shelly and Glenn Kolker, and Senior Associate Sonia Winfield spoke candidly with us about their full-service commercial real estate firm, business predictions for 2010, and what they do to unwind.

As the largest and oldest privately held full service commercial real estate firm, Carter seems to be holding its own. "One unique thing about Carter is that we have an ownership perspective, an investment perspective, a property-management function and a development function. With so many properties making up the platform we can offer many areas of expertise. Because of that we are also able to be entrepreneurial," Shelly explained. Shelly and Kolker both started at Cushman & Wakefield beginning early in their careers on the tenant rep side. They understand that side of the business and what tenant reps need in a way of quick and thoughtful responses. They both have also been on the ownership side, so they tend to think like owners as well.

Outside of work, the two men also have similar interests both loving to play golf, hunt and fish. Sonia also loves to fish, but says with two kids she doesn't really have time for hobbies. "I love to read, but I've been reading the same book now for six months," she joked.

When asked what they thought of the approaching New Year, Kolker explained, "First quarter activity will still be happening. It won't be an immediate, snap your fingers and recovery is on its way, but I think it's on an upswing. 2010 will definitely be better than 2009. Deals that have been being kicked around this past year will finally start to land." Mike and Sonia have been out the last five consecutive days showing space. "This is something that hasn't necessarily happened in a while. Whether it's a coincidence, or a sign of the changing times I'm not sure...but I'd like to believe it's a sign of what's to come. Things are picking back up," said Shelly.

Feeling good about new business and the New Year, Carter continues on in stride.

Chatahoochee Corners
A look at Chatahoochee Corners, just off of Peachtree Industrial Boulevard in Duluth, Georgia.

Michael J. Alter, President of Chicago-based The Alter Group, announced a significant transaction for the local office this week.  PossibleNOW, Inc. has leased 18,889 square feet of office space at the 106-acre Chattahoochee Corners business park in Duluth, GA. 

Gregg Metcalf, Vice President, represented The Alter 
Group.  Rob Coatsworth, Broker with CTR Partners, LLP, represented PossibleNOW in the transaction.

According to Metcalf, "PossibleNOW is relocating from the 4375 River Green Parkway building to 4400 River Green Parkway, and is doubling the space it occupies at Chattahoochee Corners.  To accommodate them, we are combining three existing suites into one. 

This is generally an extremely expensive process, but we were able to value engineer the process to control costs.  Additionally, PossibleNOW has an ongoing right of first refusal on the entire 50,000 SF building, providing team flexibility for future growth."

The Rooster's been holiday party hopping!  We joined Colliers Spectrum Cauble and The James Campbell Company at the W Hotel Buckhead last week.  The James Campbell Company shared with the Rooster, "We completed 700,000 square feet of new deals and renewals this year in the Atlanta market and attribute that success to the tenant rep brokers we work with every day. We want to thank them for all their efforts and hard work."

We attended the CoreNet party at the Buckhead Club, where Jackie Gauthreaux of Pope and Land and David Tennery of Regent Partners were honored for their commitment to CoreNet and their successes in a down market.  Then we hit the ICSC celebration at the newly renovated Gold Room.  Members and guests of ICSC Next Generation and retailers had a blast!

Emerging Leaders Submerged in Toys
Toys for Jerusalem House

The ULI "Emerging Leaders" gathered last Thursday to donate toys to the Jerusalem House toy drive.  The organization currently has 84 children of various ages in its family program, and the ULI Leaders contributed 31 toys to their efforts this year.  A number of past and current commercial real estate professionals have assisted the Jerusalem House in its mission of providing housing services to families in the Atlanta community.  Our hats are off to those who remain behind this amazing organization!
