NAI Brannen Goddard's Vice President Brad Pope recently represented ICx Tactical Platforms in a corporate consolidation and expansion out of two facilities in Forest Park.

ICx Tactical is relocating to Shiloh 400, a joint development between Cobalt Capital Partners and Crescent Resources located in The Meadows off of McFarland Road.   Pat Murphy of CB Richard Ellis represented Cobalt Capital Partners.

Chamber, ICx Tactical was able to utilize a number of resources that facilitated this relocation, including consultation on facilities layout and design as well as capturing available incentives.

NAIOP held its 21st Annual Awards Program at the InterContinental Buckhead Hotel on December 3rd.  Keynote speaker Wes Durham, Voice of the Atlanta Falcons and Georgia Tech, explained why the core of success for every business is the same as every sports team.  "Both require perseverance and loyalty for success," he simply stated.

The NAIOP Officers of 2010 were officially announced at the ceremony.  Phillip Hight of MDH Partners will be presiding and Bill Hollett of Eola Capital will be the 2010 President Elect.

Award winners include Thomson Reuters, (Associate Firm of the Year), Tishman Speyer, (Office Development Firm of the Year), and Highwoods Properties (Industrial Development Firm of the Year).  Jack Rooker of Rooker and Associates won the elite Carter/Mathis Award.  Congratulations!

Fountain Oaks Shopping Center
A look at the Fountain Oaks Shopping Center in Buckhead.

Forrest Speed of Colliers Spectrum Cauble helped
close a $12 million loan for a 160,000 square-foot Kroger-anchored shopping center in the Buckhead submarket.  Fountain Oaks Shopping Center, located on Roswell Road, is owned by a German investment group. Sources told the Rooster that Speed worked with the owner and lender to close the non-recourse loan just 37 days after application acceptance with a stepped prepayment feature. The 22-year-old property, which underwent a major renovation in 2003, is 86% leased.

"Despite a challenging underwriting environment for retail and other commercial development, Fountain Oaks' good history and fundamentals proved attractive to this lender," said Speed, vice president and principal of Colliers Spectrum Cauble. "Despite economic conditions, many life insurance company lenders are still in the market for transactions involving high-quality properties. They still have a need to place mortgage investments in the four main property types."

The Society of Industrial and Office REALTORS (SIOR) held its annual holiday party at the Capital City Club in Brookhaven last Wednesday evening and invited the Rooster to share in the holiday cheer.

SIOR President Ken Ashley gave an uplifting speech about the likelihood of improving market conditions in 2010 and toasted the group with "Cheers to recovery!".  Cheers to that!
