IC a Good Deal

NAI Brannen Goddard's Vice President Brad Pope recently represented ICx Tactical Platforms in a corporate consolidation and expansion out of two facilities in Forest Park.
ICx Tactical is relocating to Shiloh 400, a joint development between Cobalt Capital Partners and Crescent Resources located in The Meadows off of McFarland Road. Pat Murphy of CB Richard Ellis represented Cobalt Capital Partners.
Through Bob Pertierra, Vice President of Supply Chain Development with the Metro Atlanta Chamber, ICx Tactical was able to utilize a number of resources that facilitated this relocation, including consultation on facilities layout and design as well as capturing available incentives.
"We worked with ICx Tacticial Platforms to connect with critical resources they needed to grow their business," said Bob Pertierra. "Their location is ideal due to the availability of high quality engineering talent that will help them with the assembly, production and R&D of their security units."

| A Need for Speed
 A look at the Fountain Oaks Shopping Center in Buckhead.
Forrest Speed of Colliers Spectrum Cauble helped close a $12 million loan for a 160,000 square-foot Kroger-anchored shopping center in the Buckhead submarket. Fountain Oaks Shopping Center, located on Roswell Road, is owned by a German
investment group. Sources told the Rooster that Speed worked with the
owner and lender to
close the non-recourse loan just 37 days after application acceptance with a stepped prepayment feature.
The 22-year-old property, which underwent a major renovation in 2003,
is 86% leased.
"Despite a challenging underwriting environment for retail and other
commercial development, Fountain Oaks' good history and fundamentals
proved attractive to this lender," said Speed, vice president and
principal of Colliers Spectrum Cauble. "Despite economic conditions,
many life insurance company lenders are still in the market for transactions
involving high-quality properties. They still have a need to place mortgage
investments in the four main property types."
