The Inside Scoop on the People & Places that Shape Atlanta Real Estate
John Wieland Brings Art Collection to Chattahoochee Industrial

Well-known residential developer John Wieland recently purchased 1641/1643 Chattahoochee Avenue from Cornerstone Bank through his subsidiary SWW Storage, LLC at the end of September to store his well noted art collection.  Wieland has served on the Board of Directors of the High Museum of Art since 1988, where he was Chair for three years.

One of only two property sales in 2009 for the Chattahoochee market, Wieland's new space was purchased for $1.7 million, or $48 per square foot.  The other 2009 sale, a 40,000 square foot quasi-retail and warehouse property, sold in January.  Both deals were brokered  on the seller's side by Price Muir of Raulet Property Partners. Tim Holdroyd, of City Realty, represented the purchaser in the Wieland transaction.  These sales are notable in that they have potentially reset the price for industrial space in the intown industrial market.

Prior to Wieland purchase, CLS, Inc. bought the property in 2007, for $71 per square foot as a standard office/warehouse building. CLS then made extensive renovations to the building and used it for their furniture business, Mayo Wholesale Furniture.  Due to the downturn in the economy, the business faced challenges and the loan eventually went into default.  The building was then put on the market and developer John Wieland recognized the opportunity for an acquisition.

Circle of Happy Hours
Circle of Trust
Annia Devereaux of Soaring Properties and Steve Paink of Matrix Capital Resources enjoying the Circle's Happy Hour.

Approximately 150 real estate professionals gathered at the rooftop deck of Hotel Palomar last Thursday evening for the Circle of Trust Happy Hour.   The Rooster dropped in to find a great crowd mixed with developers, construction companies, management companies, insurance agents and third party providers.  Even the high-spirited GSU students focused on real estate joined in the fun!

The Circle's founder and official organizer, Keith Mack of Regent Partners, LLC, was thrilled with the sunset turnout.  "I think that the Circle represents the diversity that exists in Atlanta real estate.  I am thrilled that so many professionals have come together in an informal setting at a great venue and have departed with valuable connections, collaborations, and friendships.  I am confident that 2010 will be a great year," Keith Mack told the Rooster. The next happy hour will be November 19th at Whiskey Blue in West Buckhead.

Those on hand were treated to drinks and appetizers at Table 1280, then were taken on a private guided tour of the High Museum's latest exhibit.  Approximately fifty of da Vinci's works were featured, some of which were on view in the United States for the first time. Campanile Plaza is a sponsor of the exhibit, and is a strong proponent of the area's dynamic arts and cultural scene.

Free Chicken Wins the Free Ad
Gregg Metcalf with Rooster!!!

We received so many great caption ideas for the funny picture above submitted by Gregg Metcalf.  We took a vote and chose the winner (drum roll please!):  "A free chicken for every signed lease by December 1!" submitted to us by Tom Parker of Scott & Associates, Inc.  Now who could turn that down?

This great caption earned Scott & Associates, Inc. a free ad in an upcoming Rooster newsletter.   Congrats!

Our voting responsibilities here are done; we encourage our readers to do the same in the polls today.  It's Election Day, so get out and vote!
