So far, this is shaping up to be a good year for sellers of Waupaca Chain O' Lakes properties! With six Chain O' Lakes properties sold already this year and, with two more under contract and about to close, this summer is showing "signs" of being a great year for Chain sellers. And, don't forget, three large new homes have been recently, or will be soon, completed on the Chain O' Lakes.
By comparison, during all of last year a total of eight homes sold on the Chain O' Lakes in Waupaca. And, nine changed ownership in 2010. We are still not near the transaction numbers occurring on the Chain back in 2007 when 15 waterfront properties changed hands however, now looks like a much better time to be a seller, than in the recent past.
If you are considering buying a Chain property you may want to consider that the waterfront property market could be at the bottom as more buyers being in the market place tends to firm up or even move up real estate prices on waterfront properties more quickly than properties not on the water. However, waterfront property values tend to be difficult to figure as illustrated by the fact that most Chain sales recently have happened very near or below the tax bill fair market value. But, the highest priced sale this year occurred way above assessed fair market and the lowest way below assessed fair market.
