We are looking for space to lease for our company. What is absolutely the best way to get a great deal?
In an open market, great deals generally result from a transaction with a highly motivated landlord, or a tenant who is anxious to sublease their space. Subleases are analogous to the bargain bin in a retail store - you may not find the size or color you want, but if you can compromise, the result can be a great bargain that is substantially below retail prices.
A prime tenant who is trying to sublease space has two pressures to make a deal. First, this tenant is expending money every month to pay rent, whether occupying the space or not. Second, the lease asset itself is literally wasting away and becoming less valuable every month, until final disposal can only be achieved at "fire-sale" prices. March 31, 2011 - Syosset, NY - Hunt Construction Services, Inc. (Plainview) announced today that Robert A. Ciurleo has joined the firm as Senior Managing Partner.
Mr. Ciurleo has been in the commercial real estate industry since 1987. As a partner at Plaza Realty, a commercial property management, maintenance and general contracting firm, his experience included managing a portfolio of retail shopping centers owned by a major supermarket chain. Mr. Ciurleo, as the principal of Real Estate Solutions, Inc. has also served as construction manager for a wide variety of projects such as: the complete interior demolition and renovation of a 30,000 square foot specialty supermarket; the ground-up construction of a four-story 44,000 square foot, condominium complex in the heart of the village of Rockville Centre, NY; and the complete interior demolition and renovation of a 100,000 square foot industrial building in Melville, NY, which included three turn-key tenant build-outs as well as site work.
