Greetings Everyone,

Wishing you a Happy St. Patrick's Day and bringing you this month's article by Julie Moran Alterio about a Yonkers home that was featured on TV show 'Sell This House.'  The story is featured on www.LoHud.com and discusses how real estate staging is successful (with an average $500 budget)...even in a recession.

"Quick Fix" Staging Consultation

Now is the perfect time to take advantage of our lower-priced "QUICK FIX STAGING CONSULTATION."  This optional service was designed for those who need a little tweaking with their property and don't need major changes or don't require a full service, 2 hour consult with written report.  It is ideal for sellers with smaller properties or condos with square footage 1500 sq ft or less.

This is a 90 minute service and the homeowner takes notes.  We discuss colors, lighting, furniture arrangement, clutter solutions, storage issues, setting up proper function of each room, window treatments, flooring, and more.  This service is available in Orange, Rockland, and Dutchess counties.  Quick Fix consult is $145.00 plus tax.

Info for Sellers...
When to Get a Pre-Sale Inspection?

by Jennifer Mallory, Keller Williams Hudson Valley Real Estate

I sometimes recommend sellers have a pre-sale inspection under the following conditions:

1) They really need to sell quickly, and don't want surprises after an accepted offer

2) The house has been vacant for a while

3) The house appears to have issues. Sometimes I'll have them bring in a specialist like a roofing specialist or a waterproofing specialist if there is a problem that is obvious to me.

I usually
give clients a list and let them decide which one to use.
