Believe it or not, this calendar year is shaping up to be a great period for sales on the deep waterfront. Deep waterfront properties are a rare commodity on the waterways of the Mooloolah River system on the Sunshine Coast, and Buyers are again seeing value in the deep waterfront market.
This year there's been approximately 32 sales on deepwater compared to 35 sales in the same period for last year. The bubble burst late last year when there were only three sales from September to December 2008, and the brakes were really put on deep waterfront sales. The market has now bounced back at a slightly lower median price of $1,572,015 compared to $1,651,800 in the previous year, which is a five percent drop in value overall, and this is a lot less than many other prestigious locations in Australia.
We're pleased to report that there's momentum again on the deep waterfront, which should keep moving along and we should see more encouraging sales results. When the market turns, the value of deep waterfront property should increase significantly and there are indications that this is already happening and we should have a strong finish to the end of the calendar year, as long as our world economy remains steady.
Glenys and I are fortunate to be leading the way with 23% of the deep waterfront sales this year. Sales have been spread out between several Agents, and what's really surprising is that 10 Agents have sold one property each. These results show a dramatic change over the last few years and we are no longer seeing a few Agents dominate the deep waterfront market.
The best thing for Sellers is that there a fewer homes on the market at the moment. In Buddina there are only two "For Sale" signs on the deep waterfront. In Minyama, there are still quite a few homes on the market over $2 million, but only a handful of properties just over the $1 million mark, which makes it a great time to sell your home if you're at the lower end of the deep waterfront market.
Mooloolaba has seen only three sales this year and there is some real value for money emerging in this area. Consisting of just four deep waterfront streets and with direct ocean access and perfectly positioned so close to the Mooloolaba beachfront, the Mooloolaba deep waterfront is a great area to invest . So, if you've been procrastinating about making the move, JUST DO IT!
