June 2011 Market Sales Snapshot
According to a report released early last month by the Pikes Peak Association of Realtors, the median price, or midpoint, of homes sold in the area in May was $185,000, a 4.9 percent year-over-year decline. The graph below depicts the decline year-to-year for June property sales prices.

CONVENTIONAL LOANS
A conventional loan is a mortgage that is not guaranteed or insured by any government agency (unlike the VA and FHA loan programs). The conventional loan is referred to as a non-GSE loan/non-government sponsored entity. Conventional loans may be either "conforming" and "non-conforming". Conforming loans follow the terms and conditions set by Fannie Mae and Freddie Mac, a corporation created by the federal government that buys and sells conventional mortgages. They also set the current El Paso County maximum loan limit of $417,000 as well as requirements for borrowers. Nonconforming loans don't meet Fannie Mae or Freddie Mac guidelines, but they are also considered conventional. In general, any loan which does not meet guidelines is a non-conforming loan. A loan which does not meet guidelines specifically because the loan amount exceeds the guideline limits is known as a jumbo loan.
Fixed Rate/Amortized conventional loan is a mortgage in which the same principal and interest payment is paid every month, from the beginning of the loan to the end of the loan. Two important factors are the term of the loan and the loan-to-value ratio. The LTV can be lower than 80%. If the LTV is higher than 80%, lenders require that borrowers pay for private mortgage insurance. The term of the loan can be longer or shorter, depending on the borrower's qualifications.
Adjustable-rate conventional loan means the loan is adjustable, it can fluctuate. The three popular types of adjustable conventional loans are:
3 / 1 ARM. This loan is fixed for 3 years, and then it begins to adjust for the remaining 27 years; 5 /1 ARM. This loan is fixed for 5 years, and then it begins to adjust for the remaining 25 years; 7 / 1 ARM. This loan is fixed for 7 years, and then it begins to adjust for the remaining 23 years.
While Conventional Mortgage Guidelines allow you to purchase warrantable condos, planned unit developments, modular homes, manufactured homes, and 1-4 family residences, conventional Loans can also be used to finance primary residences, second homes and investment property.
Down-Payment Requirements: 5% - 20% of the sales price in cash for the down payment and closing costs.
Basic Requirements: Your income and your monthly expenses. Standard debt-to-income ratios are 28/36 for Conventional Loans. These ratios may be exceeded with compensation factors. Your credit history - A FICO score of 620 or above is very helpful in obtaining an approval.

Be an Informed Buyer
Whether you're moving across town or across the country, researching the quality of a new neighborhood or community is frequently more important to a homebuyer than the actual home itself. Homebuyers want to know about the quality of schools, cost of living, crime rates, average household income, average home sales and other information about the neighborhood. Finding neighborhood information is important not only for quality of life, but to ensure that your home will have a high resale value.
Neighborhood Profile
Start researching neighborhoods by creating an overall neighborhood profile, which includes community data on population, income, poverty, employment, education, housing, crime and other statistics. The neighborhood profile should not only contain community information, but overall real estate data as well. If you're in the market for a home, what constitutes an "ideal" neighborhood? Is it an urban setting, a suburban location, or a rural backdrop? Whatever your preference, everybody has their own opinion on what makes an ideal neighborhood. Finding a perfect neighborhood revolves around lifestyle issues - namely intangible qualities like safety, comfort, convenience, noise level, neighborhood property conditions, and other amenities. Regardless of what constitutes your ideal neighborhood, choosing the perfect neighborhood is one of the most difficult parts of deciding where to live. Many real estate agents urge buyers to choose a neighborhood before they choose a house. Homebuyers should decide a specific neighborhood they want to live in before they purchase a home.
