The team at Averbach Mortgages is growing. This month I'm going to introduce you to one of our new team members -- Justin Blacklock.  I'm also delighted to introduce you to one of the local real estate agents we work with, Kristie Marsden. Kristie has a bit of information for us all, on what's happening in the Vancouver housing market.

Averbach Goes to HollywoodEvery spring the housing market warms up. And every year we offer our friends and clients the opportunity to participate in our referral incentive program.

This spring, Averbach Goes to Hollywood! By referring your friends, you could earn yourself twenty-four adult movie passes. You can use the tickets however you see fit. Have a party and take 23 of your closest friends to see the latest block buster;  or spread your movie going out over the next two years. The tickets can be used at all Famous Players, Cineplex Odeon and Galaxy Theatres in Canada.

Simply refer a friend, family member or co-worker to Averbach Mortgages and we will take care of the rest. The referral program works as follows:
 
1. Give a friend, family member or co-worker a personal testimonial to our great services along with the name and contact information for one of our brokers.

2. Should they select our services for a mortgage anytime between now and September 1st, you will receive twenty-four  (24) adult movie passes, good for the next two years.
 
And it gets even easier! If you use Averbach's services for your own mortgage refinance, as a repeat client; you will receive the same offer!

Justin Blacklock our Mortgage Manager is one of those rare birds ... a native Vancouverite.
 
Some of you may remember Justin from Kit's High or from SFU's Finance and Economics program. Justin financed himself through University by working at a Super Value Grocery outlet. When he got his degree, the Super Value didn't want to see him go, so they made him an offer he couldn't refuse; a position as General Manager. Years later, seeking a new career, Justin successfully traded stocks online while training to become a mortgage broker.
 
In addition to three years of experience as a mortgage broker, Justin brings his experience in financing businesses and in personal investment to the table. He sees himself as an "advocate" working on your behalf to obtain the best deal from the banks and financing companies. His mission is to give Averbach clients great service by saving them money and by coaching them on the basics of making one of  the biggest purchases of their life -- their home, or investment properties.
 
Justin lives in Steveston and spends most of his spare time renovating and landscaping. He also enjoys keeping active on his bike and is a big sports fan! 
 
We are thrilled to have Justin on our team. As our Mortgage Manager he works closely with our Mortgage Consultants and with our clients.

Spring Market Update

Spring time in Vancouver! Amazing weather (we hope!), beautiful scenery, and a great time to buy a new home. According to the Real Estate Board of Greater Vancouver, even though there were fewer housing sales compared to March 2007, residential prices have continued to climb. The market is continuing to balance, with sales and listings beginning to re-align with our 10-year averages," says REBGV president, Dave Watt. "The selection of inventory hitting the market is wider than we have seen in the past few years, which gives
prospective buyers more choices."
 
As a realtor, I'm definitely seeing a change in the market. We're seeing more and more properties sitting, versus the days of properties selling on the first weekend with multiple offers. Last week alone in Vancouver (East and Westside), 225 price reductions were reported to the board. Yet in detached, sales are still strong. Homes that are priced "right" are selling for asking or even over. So, it pays to listen to your realtor and to price your home where the market dictates it should be. It will probably sell faster, and for more money.
 
There seems to be more inventory on the market, which is always good for first time buyers, who typically take longer to select a new home. In past, by the time the buyer figured out they wanted to put an offer on a property, it was gone. Now that we're seeing a bit of a slow down, people can take a little more time to make such a huge financial decision. Of course, different areas of Greater Vancouver are seeing different effects. We're actually seeing an increase in the markets of New Westminster, Port Moody, Maple Ridge and Pitt Meadows. These areas are also seeing a huge boom in development, especially with pre-build, multi strata concrete developments. With a huge wave of immigration into this great city of ours, we should continue to see growth in our real estate market... just maybe at a slightly slower rate than the last 8 years have afforded us. But enough about real estate... where's the sun?
