Oklahoma Home values increase!
good thingThe media likes to create sensationalism, but the fact is we are going through a national correction. Negative press frightens potential buyers and sellers. If they think housing is going to fall by the wayside, informed consumers will sit on the sidelines. They are waiting for the media or real estate industry to convince them to buy.

All real estate is local and problems in isolated markets should not be relied upon to evaluate the conditions in our market.

"Real estate is local" says Tammy McCullar, Oklahoma Association of Realtors president, "and Oklahomans are not buying or selling their homes in a national housing market. Oklahoma housing market remains an affordable, stable and secure source of value as a long-term investment."

In a report on the Oklahoma housing market released on February 13, 2008, OAR announced that home values in Oklahoma had increased by 4.24% last year from $143,669 in 2006 to $149,758 in 2007. This was the seventh consecutive year since 2000 that the average sale price of an existing home in Oklahoma had increased on a year-to-year basis.

By comparison, the National Association of Realtors reported a decline of 1.4% in national home value at the end of 2007. Since 2000, home values in Oklahoma have increased an average of 4.88% per year, which has resulted in growth of almost 40% in home values over the past seven years.

In 2007, there were 52,170 sales of existing homes in Oklahoma. While that figure represents a decrease of 3.16 percent from the state's record home sales figure in 2006, the 2007 sales number reflects the third highest year on record for home sales in Oklahoma.

"While the housing industry in some parts of the country is facing some serious challenges, today's report underscores the fact that home ownership in Oklahoma continues to be an affordable, stable and secure investment," said McCullar, OAR president. "Homeowners across the state should be confident about the value of their homes, given that 2007 marked the seventh year in a row in which home values in Oklahoma appreciated."

"Comparing our statewide report to the national picture is a great reminder that real estate is local," said McCullar. "It's also a reinforcement of the Association's belief that Oklahoma is one of the most affordable states to live and work in and that our outlook for the coming year should be as positive as ever."

STATE CHAMBER
 Tax Hikes On Oil Companies Not Productive - In a recent opinion piece in USA Today, Red Cavaney, president and CEO of the American Petroleum Institute, takes congressional tax proposals on the oil and gas industry to task.  "We do not oppose incentives for alternatives," he says.  "But any plan that pays for them with higher taxes on oil and natural gas would likely result in less energy for our country." Cavaney goes on to point-out that the pain at the pump is real, reflecting the global price of crude oil and that nearly 70 percent of the cost of gasoline is for crude, according to the government's Energy Information Administration. He warns that taxes being proposed move the nation in the wrong direction by taking away income that could be reinvested in more oil and gas.  Cavaney concludes:  "We need policies that provide long-term stability, so energy investments can be made with confidence - essential ingredients to finding and producing the oil and natural gas the world will demand in future decades."

GOVERNOR KEYNOTE SPEAKER AT CHAIRMAN'S BREAKFAST

Governor Henry addressed Chamber members at the Chairman's Breakfast this week and touched on the following points:

·   The state's economy is still growing, although at a slower rate.

·   The state is well positioned, thanks in large part to the energy sector, but needs further diversification to weather future downturns.

·   The Rainy Day Fund is filled to its maximum - $0.5 billion - for first time in history.

·   The state needs a permanent source of revenue to get the EDGE Fund to $1 billion and also needs to fund the Opportunity Fund.

·   OCAST's return on investment is 27 to 1.

·   Currently, Oklahoma has the best early education program in the nation, but education funding is needed at all levels.

·   MAPS has stimulated $10 of private investment for every $1 of public investment, and more opportunities will be possible with the realignment of I-40, the new boulevard and the Core to Shore program.

·   Oklahoma City stands out as a leader in getting initiatives passed in this state. Local elected leaders have credibility and are able to move forward with efforts like bringing NBA basketball to Oklahoma City, as well as events like major NCAA and Big 12 championships.

·   Oklahoma is excited about the recent announcement by Devon to construct a $350 million office tower headquarters in downtown Oklahoma City.
