Ah, Calgary summer....here at last! What are you up to.... golfing, hiking, boating or camping? I'm looking forward to a warm and wonderful August and September. I spent a great week in Ontario catching up with family in July, which included a bit of time sitting in Toronto traffic...and will never again complain about Calgary's supposed congestion on the roads!
The real estate market was slower in July, as is normal, however it was steady. Homes priced below $400,000 are currently in high demand, although 11 communities in the city had average sale prices over $1 million. With mortgage rates predicted to remain low until year end, and approximately a 4 month supply of homes, buyers continue to have an opportunity to make smart home buying choices.

There are a few great websites and blogs out there with interesting real estate information that I like to share....for example:
REALTORS® Rank #10 on Stressful Job List!
A survey done by CareerCast, which maintains a database of job postings from the U.S. and Canada, ranked real estate agents as having one of the most stressful jobs! REALTORS® came in 10th, just slightly better than emergency medical technicians and stock brokers, working 9.5 hours per day. The most stressful job was a commercial pilot, followed by public relations officer and corporate executive. Least stressful included an audiologist, dietician and software engineer.
ForSalebyOwner.com Founder Gives up on Own Listing, Hires Real Estate Broker
Founder and former CEO of ForSalebyOwner.com, Colby Sambrotto listed his 2,000 square foot New York condominium on his own through online classified ads and FSBO sites, but after six months, he opted to hire New York broker Jesse Buckler who immediately advised a price change as the listing was not attracting the right buyer.
After giving up on the DIY route, Sambrotto's decision to hire a broker led to attracting multiple offers, closing for $150,000 over the original asking price. The Wall Street Journal reports the listing sold for $2.15 million including a 6% commission.
The news stands as an enormous validation of the real estate profession and while some may tease, it is no laughing matter and the former FSBO CEO made a good financial decision. AGBeat columnist Herman Chan said, "If people want to take a stab at For Sale By Owner (ie FSBO), go for it. But well over 80% of FSBO's eventually have to list with a real estate agent to get their house sold. It's harder than it looks!"
Marlow Harris of Seattle's Coldwell Banker Bain Associates told AGBeat, "The ForSaleByOwner.com founder's dilemma is one we see quite often and is not unusual. Trying to sell your own property yourself or using a discount brokerage, is not the solution for everyone. Unusual properties, properties in the higher price range, these are more difficult to sell and often require specialization."
Home Security
Weiser has come out with a new key that is brilliant. The SmartKey system has a locking technology that is tougher to crack than a traditional pin and tumbler lock design and lets homeowners re-key the lock without removing it from the door or hiring a locksmith.
It allows you to give a key to your house cleaners, pet sitters, renovators, etc. and when you change services, you can re-key the lock without worrying about copies floating around. Great idea.

CALGARY HOUSING MARKET ON THE ROAD TO RECOVERY
Market improvements driven by clients looking for value.
Calgary, August 2, 2011 - According to figures released today by CREB® (Calgary Real Estate Board), residential sales continue to trend towards recovery. After the first seven months of the year, single family and condominium sales totaled 11,798, a 5 per cent increase over the previous year. While the improvements signal market recovery, overall sales levels remain 17 per cent below the 10-year average for this period.
"The recent rise in average days on market, especially in the single family sector, shows that while properly priced homes are selling quickly, over-priced listings remain on the market for a longer period of time. Improving market conditions may have signaled some sellers to be overly optimistic regarding pricing, resulting in a disconnect between seller and buyer expectations," says Sano Stante, president of CREB®.
