Yahoo, yippee, yeehaw!  If you stayed in Calgary, I hope you had a great Stampede week...if you hightailed it out of town, I hope the time away was special. It's been a while since I've been in touch.  While my business is helping others buy and sell their homes, this spring it was my turn to experience the challenges of buying and selling.  My husband and I moved from our detached single family home to an apartment style condo. While we stayed in the NW and our new home is not that much smaller than the previous, the sorting and purging (and not having a garage to stash all that stuff the kids asked us to hang onto as well as things we didn't know what to do with) was quite the exercise!  On the positive side, I found some great resources and definitely now have more empathy for my clients.  And when we're sitting on our marvelous deck with an unobstructed view of the Rocky Mountains - it was all worth it!

April doorThis is a great concept.  As we were having some renovations done before we moved in, we had to move and store our belongings for a couple of weeks.  PODS delivered the container to our home, we took a couple of days to load it, they took it away and safely stored it and then delivered it to our new condo. We unloaded over the course of 24 hours, PODS came back and took it away.  With traditional storage you have to rent a truck or make many trips to the location. Then, when it's time to move again you have to do all that work again. Real Estate Update

As of the end of June, we're seeing a steady market, with the good news of a slight increase in sales - this likely means that more homes are being priced correctly. With Calgary metro month end inventory slightly down and sales numbers slightly up, it looks like sellers are listening to their REALTORS® and pricing with the current market in mind.  Traditionally things start picking up in the fall, so now is a great time for buyers to take advantage of the wide selection of homes on the market.  Check out the Market Update in the sidebar above. 
 
Just for fun...at the end of the 2Quarter of 2008, the most active resale community in Calgary was Evergreen in the SW with 207 homes and an average price of $428,000.  In the NW, Coventry Hills gets the nod with 164 sales averaging $381,435, with Tuscany (my new 'hood) coming in second.  Taradale in NE wins with 73 sales averaging $383,220 and in the SW McKenzie Towne led the sales parade with 116 sales with a $392,415 average.
