Best Practices |
Set a time aside each month (or each quarter) to:
- Log in and change your password so that your ID remains active and your access intact
- Run a Flag Report in APPS to assure your record remains clear
- Visit your User List in WASS to terminate access to all former employees (Be sure to un-assign access in Property Assignment Maintenance prior to terminating!)
- Update your Previous Participation list in APPS and your REAC and MOR inspections scores
- Check the expiration date of EIV access, Federal ISS Training and your EIV Security Test, so you can plan ahead accordingly to maintain your EIV access (see our EIV "insider tips" below)
- Identify properties anticipating a REAC or MOR inspection and prepare a plan to assure compliance needs are in place
- Consider an area where you could use additional training, then research ways to gain this knowledge (classes, publications)
Murphy Consulting provides one-on-one and group training to meeting your needs.

A Warning |
Our warning for 2012:
If it seems too good to be true, then it probably is!
We recently found a web site offering a low monthly fee to access unlimited documents, which included "HUD 2530 Clearance Slides". We could tell by the preview offered as an incentive for the purchase, that some of the information provided was simply incorrect.
Be sure you are getting your information from a trusted source.
- Did you find it on the hud.gov web site?
- Did a colleague, consultant or industry organization refer you?
- Does the site list names and bios of the company's key employees, references or client lists so you can check out them out?
Do your homework, so you don't get scammed.

Insider Tips for EIV |
Conquer your fear of failing the EIV Security Test.
In 2012, remember these four simple Insider Tips:
- Whenever a question asks about "sharing", the answer is always NO
- Whenever a question asks about doing something without HUD permission, the answer is always NO
- Whenever a question asks if you can proceed without a valid HUD 9887, the answer is always NO
- If a question asks about Auditor access the answer is YES, but if it asks about Tax Credits, the answer is NO
Special Note: "The Little Red X" question drives people crazy . . . For the record - YES it is a secure way to exit the system.

HUD 2530 -
Does that mean me?
|
HUD will verify you have a current and accurate HUD 2530 on file at Contract Renewal and even hold up your Rent Increase.
Any time principals of the owner or management agent change (and that means new board members on the non-profit boards too) an updated 2530 filing is required.
Don't get caught out of compliance!
