Students on campuses across the nation are heading into Final Exams this week.  The successful ones know that taking a test is, to some degree, a game, a puzzle to solve.  Which of the thousand facts learned over the course of the semester will appear on the final exam?  Wise students utilize important test taking strategies to win the game:
  • review the information
  • take a practice exam
  • recheck your notes
  • be "on your game" on exam day
These are lessons HUD properties sometimes fail to heed.  HUD provides comprehensive guidance on REAC Inspections. (the REAC Compilation Bulletin) Not only do they tell you what is going to be on the test, but they tell you how they are going to weight each test question.

HUD System Tip of the Week

Did you know?

You should never assign yourself the role of both COR and IRO.  Coordinator (COR) and Industry Read Only (IRO) are opposite roles in the HUD Secure System.
 
What are SAGIS2, PICTST and BIMSTR? If you don't know, chances are they do not apply to you. The HUD Secure System is used by for-profit, non-profit, public housing agencies and internal HUD users.  Lists of Roles and Actions cover the gamut of potential users.
 
HUD has asked us to remind industry professionals to do their home work.  Do not simply check every box that has a "Coordinator" option.  Understanding role options and rights is an important element of your responsibility in the HUD Secure System.

REAC Tip of the Week

Did you know?

Sometime it's not the points, its the principal.

In our "Tell us your REAC Story" segment, we learned recently of a property in Ohio that received point deductions for a broken door frame. The unit was broken into on the morning of the inspection.  They lost points due to this damage.
 
REAC inspectors are trained to record what they observe. If the property has a valid agrument, along with sufficient documentation (such as the police incident report from that morning), REAC will find in your favor on an appeal.
 
Understand your appeal rights and be sure to follow through with the proper form and supporting documentation.
