It's hard to think about fall maintenance around the house when it's still warm and sunny outside, but now is the time to start for sure. Getting someone to come out and fix a problem isn't nearly as easy as getting someone to come out and do preventive maintenance ahead of time. We know it is hard to pay for something that has no instant visible impact, but it could save money in the future. We call it good planning. So consider these things when preparing your home for the fall season that is just around the corner.
First on the list of fall home improvements is to get your furnace thoroughly checked and make sure it is in fine running order. Gas furnaces need to be checked for proper combustion and ensure that there are no leaks that can let carbon monoxide in your home.
Next, on the list is to make sure the chimney is clear of bird nests and that the chimney cap is still in place. Call a chimney sweep and make sure you don't run the risk of any fire hazards that can spread to the rest of our house.
Third, is to take care of any window problems or issues. Check for gaps around window frames, and the condition of the wood. If you've opened and closed the windows a lot during summer, chances are they are filthy...and we aren't talking about the glass. Let's talk about seals! Dirt and debris can gather over the course of the summer months and prevent a tight seal from forming. This might not seem like much, but over time plenty of cooling and heating will escape through those gaps. Take the time to go around the house and inspect/clean each window. If you notice the weather stripping has worn down, now is the time to replace it. If your windows are single pane glass consider upgrading to double pane. It will pay for itself in a few years with the energy cost savings.
Fourth, check the settings on your programmable thermostat -- or add one to your home. Make sure that the time is correct and programming is still correct for when you are away from home.
Fifth on the list is cleaning out your gutters. Gutters can get filled up with debris which could lead to damage to your foundations and roof. Make sure that the downspout is properly discharging the water so that it does not drain against your house. You also may be interested in one of our Leafproof systems. Sixth is to repaint or repair any interior or exterior doors while the weather is mild.
Lastly, check the deck. Give the deck a good inspection. If it has never been treated or stained, do it now. It has been suggested that it is good to treat/stain your deck every 2-5 years. If your deck is in direct sunlight it can damage the wood more quickly. One simple afternoon of work can add years to the life of your deck. Don't wait too late. It's easier and cheaper to just paint a deck than to have to tear it down and rebuild because of damage to the wood. Staining your deck will not only preserve the wood on the deck, it'll look great too.
