Highlights from the February
Board Meeting of the DCCOA

PROPERTY MANAGER'S REPORT:
  • More Barcodes are on order for a cost of $1,440.
  • Entire complex continues to have issues with brown grass now turning to dirt with no grass at all. A few letters were sent to those residents whose yards are in this state. 
  • Two issues involving the front gate where discussed.  First, the homeowner who claimed his vehicle was damaged from the gate arm has been satisfied.  Second, a vendor delivery truck ran into the barricade.  A police report ensued. 
  • The community is still experiencing racing and speeding through the common areas by residents' children.  Most incidents are attributed to a single individual.  A motion was made to send this issue to Covenants Enforcement for the March 2011 hearing.
 
COMMITTEE REPORTS:

Finance:
  • The board agreed to have an audit done.    A motion was made and passed as to the amount the auditor would be paid.  The audit should take two weeks to complete and a rough draft should be available for the March board meeting. 
  • There was a discussion regarding surplus at the end of the year whether to put it into the Reserve account.  There is an option to set up an operating account to cover unfunded or unexpected expenses.  The finance committee would like to recommend moving forward with that process providing the final audit does indeed show the surplus expected. 
  • The tax returns are to be filed by March 15, 2011 and the association is on schedule with that issue. 
  • Discussion was had regarding the electronic sign at the front gate.  The initiative has great support by the board and community.  
  • A motion was made to add a new member to the Finance Committee.  The motion was seconded and passed.

Communications:
  • Two bids have been received for the electric sign and two bids to run electricity to the sign. Parameters will be established as to the types of notices to be displayed.  There will be a constant flow of information being displayed. The question was asked what the electricity would cost monthly for the electric sign.  A motion was made to hold funding the sign in abeyance until such time as we received the Reserve Study.  The motion was seconded and passed.
  • Committee had an unsolicited proposal from the Florida Times Union for a monthly newsletter at no charge to the association.   The deadline for the articles was the only negative to pursuing this media. 
  • The BOD heard discussion regarding having articles in the News Letter on the persons of Deercreek who are running for political office.  A motion was made to insure these articles reflected no political point of view and remain as human interest articles.   The motion was seconded and passed. 
Access Control:
  • Three directional arrows will be striped at the entrance to Southside Blvd.

ARB:
  • A request was made for a breakdown on the citation income from fines being attributed to the ARB. The treasurer will provide a report at the next board meeting.

Common Property:
  • A request was made for the property manager to obtain quotes to replace the flooring in the guardhouse.

OLD BUSINESS:
  • Discussion was had about new members reviewing the rules and regulations, charters etc... and making recommendations for updates.  The owners need to be informed of any changes made as well as any motions passed that involve the community. They need to be posted as soon as possible.  The chairpersons cannot be on the board for more than 3 years.  All vendor contracts need to be reviewed this year. 

NEW BUSINESS:
  • Argument was heard regarding suspending the diving privileges of a repeat covenants offender.  Motion was made to suspend.  A second was made and the person will face suspension of driving privileges in Deercreek. 




It Is Time to Turn Green (The Yard)  

 

Spring has sprung and for many it will be time to re-sod the ole yard. The Association has been allowing for time to overcome the harsh winter, but it's time to take action.


On April 15th a May Management representative will be checking the yards, and notifying those by letter whose yards have brown patches. It is recommended that residents take action early, since there is great demand on sod companies this time of year.

Spring is here, and look at all of these beautiful flowers.

Francis Schurr created a garden that is surrounded by Tennessee stone. Contained within are dwarf marigolds, dianthus in pink, red and white shades, violas, pansies in shades of blue, purple and yellow, petunias in magenta and red.

There is an artsy wheelbarrow with snow princess and million bell flowers. Hanging from this charming home are baskets with impatiens, petunias, kalanchoes and Boston fern.

Accenting the garden is a whiskey barrel with verbena and ornamental cabbage.

A live oak carefully pruned allows salvia, knockout roses, Aztec grass, Asian jasmine, Easter lilies and cassia to grow through filtered sunlight.
 

Women's Alliance  

On March 10 the Deercreek Women's Alliance elected a new slate of officers and introduced the committee chairs.  Debbie Wallace is our new President.  Ally Kessel and Dana Southall are sharing VP duties.  Jan Malick will return as our Secretary and Catherine Wood is moving to the Treasurer's position.   Instead of a birthday party this year we had a 'Purse Party' featuring Miche Bags.  All who attended had a great time and, as promised, we ended with a chocolate dessert!


Now it's time for our annual Community Diaper Drive to stock the cupboards at Wolfson Children's Hospital.  The Alliance has made a contribution to help buy some specialized potty seats for the ER but they need lots and lots of diapers - in the larger sizes (2-4).  From April 6th to the 20th, there will be bins at the Guard Gate and at Mary Stelbrink's house 7917 McLaurin Rd N  Or you could donate money and let Mary do the shopping in bulk.  Call her at 363-2360 with questions.  If you have coupons for diapers, drop those off as well.  Every little bit helps.


Our Spring Cleaning Yard Sale is scheduled for April 9,  9 am - 1 pm in the Watson parking lot.  The deadline to sign up is April 1.  The cost for a booth (two parking spaces) will be $25 and you can reserve your spot with Carol D'Onofrio at 519-0924. If you e-mail her at [email protected] she can send you the registration form with all the information you need to get set up.  So please help us get the word out to anyone who would like to sell - or shop - with us on April 9.
