Now back to business...
This is always an exciting time of year as we look back at what we've been through and dive in to what's ahead. Nationally and locally, properties in Central Business Districts (CBD) continue to outperform properties in suburban areas. CBD absorption figures continue to lead the nation forward while suburban markets struggle. In our Tampa Bay Area Market office, retail, industrial, and multifamily properties all saw positive gains through 2011, as pent up demand pushed decreases in overall vacancy rates. As our area continues to post positive job growth, expansion is expected to continue in 2012. The most competitive has been second generation space located in quality areas. The world of "distressed assets" seems to be fading from the forefront of buyers thoughts as our markets slowly return to what many are calling "the new normal".
In 2011, we saw Mayor Buckhorn bring great energy to the leadership of our city by starting a food truck rally, opening a number of development opportunities to private business through City RFPs with a focus on the activation of our waterfront and Riverwalk, and bringing in the Urban Land Institute to create a long-awaited Master Plan which will focus on better transportation options, more pedestrian friendly streetscapes, and green-scapes to help spur Tampa's economic development and continue to build Tampa's "soul".
The new Tampa Bay Lightning ownership and management have brought amazing energy and partnerships into Downtown. Tampa International Airport, also under new leadership, is "taking off" for economic success this year while remembering its roots by bringing local restaurants into the amenities people will enjoy during their Tampa airport experience.
The Dohring Group spent 2011 helping owners sell and lease their properties, as well as helping tenants and buyers find the perfect location for their business. We are proud to be a part of two significant urban developments. The ENCORE is gaining momentum with its Leed-certified infrastructure fully completed and its first multi-family building, the Ella under construction. Expect to see two more multi-family buildings following close behind the Ella's vertical ascent. We're excited to be a part of finding the perfect tenants and buyers for that community. Regionally, we are moving forward with opportunities at Creative Village in Orlando, a 68+ acre mixed use transit oriented development in the urban core. Creative Village will be a one-billion dollar development incorporating high-tech businesses, educational institutions and residential living.
Our focus in 2012 is to continue to add as much value as possible to our clients' commercial real estate activities while striving to be a positive and developmental force in the community that we love. From hockey games, restaurants, and boat trips to museums and gorgeous new parks along our waterfront, there are numerous options for enjoying our city.
