As the New Year
approaches you might want to keep in mind that computer software is
eligible for a Section 179 deduction, which means that 100% of the cost
of the software can be deducted in the year purchased. Be sure to
purchase all of your business software and upgrades prior to January 1,
2011 so you can take advantage of this deduction.
Remember, this is a use-it-or-lose-it deal, meaning you can't carry over any unused Section 179 allowances to next year.

You Don't Know What You Don't Know
Your goals are worthless, your aspirations are fleeting and your ultimate success is of no value unless followed up by action. In the commercial appraisal profession, you are not provided a road map of how to navigate your career successfully, whether you are a fee appraiser or the owner of the firm.
Only your actions in the marketplace determine your value, whether it is the quality of your appraisal product, the timeliness of its delivery or your ability to create a positive customer experience resulting in loyalty. If those actions are not successful, failure is the likely result, or at a minimum, mediocrity. Does procrastination hold you back?
I enjoy working out with some friends, but they sometimes comment that I only really work hard when I have to. Pretty typical I guess. However, isn't it the same when it comes to your appraisal procedures and systems? Are you reluctant to take any time and money to improve the way you bid, track and complete your appraisals? We offer three software/web solutions that provide you with a solution for the entire life-cycle of a commercial appraisal, report writing, comp management and appraisal workflow.
A "typical" appraiser says, "I will get to it after I get this next job done," which never comes by the way. There is always another appraisal to be completed (or reviewed). Success will not wait. If you delay, the opportunity goes to somebody else. This is the time, this is the place.
Before you pick up the next appraisal file, consider the following questions:
1. What was my appraisal production this week, this month and this year?
2. Which client provided the majority of work this year and what dollar amount?
3. What percentage of my reports in 2010 were restricted use, summary and self-contained?
4. What is my profit margin with the three reporting styles? (Hint: the highest $/hour is not self-contained)
5. What percentage of jobs turned into engaged assignments (or probably more interesting, what percentage of jobs did you lose?)
6. Based on your direct competition, where is your pricing (hopefully it is at the high end of the range)?
7. What percentage of jobs are delivered early or on time?
8. What percentage of jobs are delivered late?
9. What has been the trend of your appraisal volume and pricing - downward, upward or static?
If you had appropriate appraisal software and applications, you could answer the following within minutes. Like good track coaches will tell you, if you can't measure it, you can't achieve it. You don't know what you don't know.

DataComp© Tip Naming DataComp Images
A tip for keeping your images organized is to name them by module and record number.
For example, you can name the image IS425.jpg, assuming the record number is 425 in the improved sales module. Another example would be LS2134.jpg, for record number 2134 in the land sale module.
If you name them this way, when you add subsequent comps, the images are in sequential order and you just need to go down one row to select the next image. It's much better than browsing around looking for the correct image that goes with a particular comp. This naming convention will also ensure that each photo is assigned a unique name, which is necessary since DataComp scans across all selected image pathways.
