APPRAISAL BEST PRACTICES by Jeff Hicks, President The Dohring Group/realwired!
LARGE PEPPERONI PIE
I have a favorite pizza place nearby my house that I love to go to. Two old Italian, somewhat cranky but funny, guys run the business. They take orders the "old-school" way...scribble on a piece of paper then yell the order out to their sons.
They did not seem particularly motivated by money or working a lot. However, they have two younger sons that wanted to take the business up a few notches. Prior to this change, the pace of restaurant was low-key with good pizza pie and somewhat slow, but steady service.
Now they provide take-out service, in-restaurant service and catering. They have hired lots of new employees to take on the new business. After a little bit of marketing, they are super busy. However, they remain firmly grounded in the old systems. It is painful to watch. Customers getting irate waiting for their large pepperoni pies and lasagna, while the phone is ringing off the hook and people yelling orders from the back kitchen to the front counter. The service in the restaurant is spotty at best. All the while, the two older Italian guys are running around working feverishly.
As I was waiting an hour for my "to go" pizza, I could not help but make the comparison with appraisal firms that still have the same systems as when they opened their doors. Some still do manual dictation transcribed by a secretary. Others still refer to paper files when looking for comps or market information. Other appraisal firms feel like they moved forward with some electronic organization.
The bottom line is this - the commercial appraisal market is so competitive that a truly effective appraiser needs to compensate with software and applications that help automate the process. If you think this does not apply to you, please think again. Some appraisers I have talked to feel that their appraisers are independent consultants in which they will not implement any new ideas. The appraisal firm owners (as well as the forward thinking appraisers) do not want to "rock the boat" by implementing change, even if it's for the benefit of higher appraisal production, more consistent report product and working less hours.
As in nature, the strongest don't survive...only those best suited for adaptability. Invest in software that helps your appraisal ordering, workflow efficiency, comp management and report writing systems. You don't want to be the two old Italian guys working at a crazy pace, not enjoying what they do and cranking up their stress.
If you have an appraisal "best practice" you would like to share, please forward to Jeff.

Spell Check vs. Grammar Check Many of you are familiar with the spell check feature in DataComp, however, you may not know that it doesn't check grammar.
The spell check feature in DataComp allows you to check your spelling by field, screen or record. The results returned will only show misspelled words and replacement suggestions, not grammatical errors.
If grammar is a potential concern, ensure you are utilizing the Spelling & Grammar checking tool in the Word program.
