Ethics - The New Currency
As my high school coach used to say, "Give me 110% or don't show up". Oftentimes, this sage advice came with 90-decibel drill sergeant screaming (and spitting)...an effective training technique for skinny teenagers.
Obviously, Coach was talking about giving maximum effort, but at the core, he was also talking about character. All Coach cared about was that you gave your maximum all the time, no matter what. A true coach and leader wants to see all athletes progress, no matter what their level.
In appraising, character and ethics is about 99% of your value. The other 1% is your appraisal competency in arriving at a credible market value estimate. Don't believe me? I guarantee that any time an appraisal is seriously questioned, it comes from a position of lack of trust. I know if I am asked to review an appraisal, the first question I ask is, "Who wrote the report?". If it is one of my peers that I consider to possess strong moral character, I take that into consideration as a huge positive. Conversely, I will aggressively analyze a report if it is somebody I know that has the ethics of folks like Governor Rod Blagojevich, Bernie Madoff or Governor Mark Sanford.
A good chunk of appraisal regulations (USPAP) speaks to ethics, specifically to maintain a high level of public trust in professional appraisal practice. Public trust? So appraising is not just about price per square foot and cap rates? It would be nice in the current world of blind appraisal bids, to have a checkbox for ethics and not just low price and quick delivery times.
If you are an appraiser and don't have strong ethics, you likely are not reading this and if you are, no USPAP course will fix your defective character. So when it comes to selecting an appraisal firm, choose the one with the most ethics. You will never go wrong.
