APPRAISAL BEST PRACTICESJeff Hicks
by Jeff Hicks, President
The Dohring Group/realwired

We have been gathering best practice tips for over ten years from the best appraisers in the country.  Now we'd like to share them with you.
Pep Talk
In talking to numerous appraisal firms (I refuse to say the word "appraisal shop" -  you don't sell flowers), I hear tales of woe.  Here are some popular laments and grumblings:

From Appraisal Firm Owners
  • My appraisers slow down when they have less work on their desk.
  • My appraisers refuse to take the time to consistently update neighborhoods, market data and zoning descriptions.
  • My appraisers do not embrace technology and are unwilling to change how they produce reports.
From Staff Appraisers
  • Office procedures and production goals are not written down and are half-hazard.
  • The owner and/or reviewer is inaccessible which makes gaining experience difficult.
  • The owner does not embrace technology and is unwilling to change how they produce reports.
In talking to numerous appraisal firms ( I refuse to say the word "appraisal shop" - you don't sell flowers), I hear tales of woe.  Here are some popular laments and grumblings.

Hmmm...both the owner and staff appraisers do not place importance on technology.  If they did, they would evaluate, purchase and actually implement solutions, such as comp management (DataComp), report writing (EDGE) and appraisal bid and scheduling (QuickConnect) applications.  A staff appraiser could purchase their own software if the owner is unwilling, but that's rare.

So what's a firm to do?  Be collaborative, meet consistently, share new valuation techniques, new market-specific knowledge, update boiler plates, share comps with DataComp, make your reports uniform with our report writing software EDGE.  Track appraisal jobs from acceptance, in progress, completed, post review, accounts receivable to close with QuickConnect.

Most of all, avoid negative attitudes (both professionally and personally)  when it comes to change.  Don't chug the entire gallon at once, take sips.  You just might find your appraisal production increasing, working less hours, a more consistent appraisal product, and a strong bottom line - all of which the owner and appraiser can mutually agree.

If you  have an appraisal "best practice" you would like to share, please forward to Sunda@realwired.com .  If your best practice is selected, your name and company will be showcased.

Changing the Default Font in Word 2007
DataComp will print comparables in the default font set in Microsoft Office Word.  This font is generally Times New Roman, but if you use a different font such as Arial for your appraisal reports, then it's easy to change.  The steps listed below will show you how to change the default.

Note: Changing the default font will change the font for all Word documents.  If you desire to increase the font size throughout  please keep in mind that the formatting of the print out may be affected.

1.    Close all open Word documents.
2.    Print a comparable to Word from DataComp.
3.    Click on the arrow under the Font section in the ribbon.

Changing Default

4.    The Font box will appear.  Select the desired font and click the Default button at the bottom.  Remember that this will change the default font for all Word documents.  A dialogue box will appear asking you to verify the change, click Yes.

5.  Next, click on the arrow under the Styles section in the ribbon.

6.    It is necessary to modify two style settings, Table Heading and Table Text.

7.    Select the drop down arrow beside the style and select Modify.

8.    Adjust the font under Formatting and select "New documents based on this template."

9.    Repeat for both styles.
