We have been gathering best practice tips for over ten years from the best appraisers in the country and now we'd like to share them with you.
"There's No Traffic Jam on the Extra Mile"
I love this quote since it applies to running and to appraising.  I find in sports, particularly as some of us mosey into our "golden" years, that few people are willing to maintain a workout regimen.  We do not get too old to play, we get old because we stop playing.

In appraising it is easy to be on chronic autopilot.  Cranking out appraisals like Mrs. Paul's fish sticks can sometimes numb the business professionalism.  We are all guilty of it some time or another.

Just like training for a particular sport, it's all about the basics.  You've heard the following before, but it's always a good refresher:
  • Do not stop networking because you are busy.
  • Continue to improve your internal office systems.
  • Purchase and implement software solutions to increase appraisal production.
  • Define appraisal production goals, then track and monitor your appraisers' production.
  • Return phone calls and emails promptly.
  • Communicate with your client quickly if an appraisal issue arises.
We are all working harder and in many instances for lower fees.  Whining is for the weak.  Working hard and implementing change when needed is for the strong.  As Paul Harvey once quipped, "In times like these, it helps to recall that there have always been times like these".

Classifying your comparables by property type is very important.  For improved properties, we recommend you use the general property type field for general classifications such as Retail, Office, Industrial, etc.  Use the specific property type field to delineate important property specific characteristics.

For example, it is important to delineate different types of industrial properties.  You may have specific property types including R&D/flex, distribution, office/warehouse, manufacturing and cold storage.  Another example would be for hotels segmented by market classification, budget/economy, mid-market/mid-price, upscale, all-suite, extended stay, resorts and casinos to name a few.

For vacant land you might want to differentiate between commercial sales and outparcel sales.  Another useful classification for vacant land sales would include land (or ground) leases.

After all, you spend a lot of time confirming your comps.  Don't you want everyone in your office to be able to access the data quickly?

Storing PDF's to DataComp
It's come to our attention that some of our users would like the ability to store PDF's in DataComp.  Currently, this is not an available feature.  If you would like to see it added, please email Adam.  If the demand is there, we'll look into adding as a feature.

EDGE and DataComp

Appraisers are getting more and more requests to provide "insurable value".  While technically appraisers provide replacement cost new estimates, creating a template can expedite these reports.

One of our customers created a replacement cost new report in EDGE (our commercial report writing application) by simply making some quick edits using an existing Restricted Use appraisal template.  Since the EDGE keywords were already in the template, it was easy (about 15 minutes) to delete the extraneous data resulting in an appropriate format for the consulting assignment.

The appraiser was able to "crank out" this replacement cost report very quickly.  The next time the opportunity arises, the template is complete and ready to go.  Moreover, the template serves to provide office consistency in report product.
