You would think "all or nothing" would be limited to Las Vegas. Too often I find commercial appraisers approach their business in this fashion. When it comes to increasing office efficiencies, many believe the following:
When appraisers are busy...
"I'm swamped. I don't have time to implement new software tools and processes".
When appraisers are slow...
"I can't afford to implement new software tools and processes".
This all or nothing attitude is not super productive. Think more in terms of slow incremental improvement. If you are a student of martial arts, the best practitioners of the art always think as a beginner..."empty the cup" so to speak.
So look around your office to automate your appraisal production in order to significantly impact your bottom line. A comp tracking software, such as our DataComp database, would certainly improve things, such as directly printing your comps into Word and your Excel adjustment grids. The synergy is substantive, particularly if you have more than one staff appraiser.
I can't tell you how many brokers I've spoken to that have said, "I don't mind helping out appraisers, but I wish I wouldn't get so many phone calls about confirming the same sale from the same appraisal firm". If they had a common, shared comp database like DataComp, this would not occur.
Don't believe those thoughts in your head that any implementation of a software solution, such as our report generating software called EDGE, reflects a total change on your part. If you're busy, take a weekend to evaluate software solutions and identify who in your firm will take up the charge to implement and show others how to use the new software. The following weekend, purchase and implement the solution, but give your folks a quarter (3 months) to phase it in.
Let's face it, you are either going to be busy or not so busy. You shouldn't use both situations to avoid making a decision that could have a profound impact on your bottom line.
