We have been gathering best practice tips for over ten years from the best appraisers in the country and now we'd like to share them with you.
Head Down, Work Hard
"Opportunity is missed by most people because it is dressed in overalls and looks like work" - Thomas Edison.  I really love this quote.  It's comparable to, "Do or do not...there is no try"  - Yoda from the original Star Wars.

But what does that have to do with appraising?  Well, if you are an appraiser, it means doing the basics.  Complete your assignments timely and don't get into the lazy habit of letting your due date set your schedule.  This is especially important if your workflow is slow or sporadic.  You are probably working the same amount of hours, and "feel" that you're giving the same amount of effort for much less take-home money. 

Be "in the zone" of efficiency.  Don't milk your appraisals time wise.  Just get them done the right way the first time.  Do not give your reviewers (in-house or outside reviewer) substandard effort.  It just slows the whole process and irritates your reviewers.  If you continue down this path, you won't be positioned to take advantage of the upside of increased appraisal workflow.

So teach your appraisers a new mantra: constant, incremental improvement. It worked for Toyota, now the No. 1 car maker on the planet.

Recently we had an appraisal firm from another state fly one of their junior appraisers to our offices for DataComp training.  What a great idea.  They had purchased the software a number of years ago, but felt that they were not getting maximum use of their software investment.

This firm has about 10 appraisers and not being on the same page for comp management has been hugely inefficient.  Having your appraisers reconfirm the same sale over and over, much less annoying the same confirming sources, is not ideally effective or professional.

This firm was not printing their comps out of DataComp into their Excel adjustment grids.  Manually typing comps into your adjustment grid is not the best use of anybody's time.  Auto populating this data from DataComp is a big time saver and significantly reduces typos and mathematical mistakes.
 
In the end, it was very worthwhile for this young appraiser to take back this information to his appraisal firm.  He learned numerous techniques of optimum comp management.  After all, great comp write-ups take a lot more time than most are willing to realize.

Kudos to his boss for spending the money to send him to our offices.  Businesses are much better off increasing revenue than cutting costs. Many look to cut expenses during economic lean times, but in the end, how many paperclips can you reuse?

Valuation Fatigue 
Can your market value estimate be credible if you're tired?  EDGE is our report generating software for commercial appraisers.  The application is built into Word as an add-in program and is super easy to use.  Setting up your templates so your reports look exactly as they do now is one weekend of effort.

Would you spend the time to stop what you're doing and implement a report generating software?  Most appraisers are too busy.  That makes sense.  Why stop and change your tire if it's not flat.  Going on and on about EDGE's features and benefits is not particularly meaningful if you're too busy to look up from your desk...or monitor. 

That being said, one testimonial we received from an EDGE user was particularly insightful.  This appraiser indicated that using EDGE allowed a lot more time to focus on the analysis and less on lengthy, tiresome manual edits.  As a result, the appraisal report quality is significantly improved...a big plus for the recent uptick in review scrutiny.

So get some analysis energy.  Take vitamins, exercise, implement a report generating solution and spend more time thinking about your analysis.
