Amazing StaircasesDuring medieval times, circular stairs were commonplace in castle towers. Staircases were designed to go the same direction all the way around, ascending clockwise, to suit right-handed swordsmen for ease in hindering the attacker.

Quick Fixes

Loose Counter Top

 
Most of the time, the cause of this problem is simply loose screws that hold the countertop to the cabinet.
 
Open the cabinet doors and remove drawers to try to access the screws. If you can, simply tighten the screws with a screwdriver. Or, buy corner brackets and screw them into the counter top and cabinet for a tight fit. Screws used on angle bracket should be shorter than the thickness of countertop.

 

You can also reattach a countertop by filling the loose space between the countertop and the cabinet with silicone caulk.
Tips & Tricks

Sore Throat?

Mix 1/4 cup vinegar with 1/4 cup of honey and take 1 tablespoon six times a day.  Vinegar kills the bacteria.

 

Fireplace Fix

After the ash is completely cold, sprinkle it with damp tea leaves or coffee grounds to cover the stale smell and keep down dust (so you don't inhale it). 

 

Scoop the pile with a fireplace shovel (don't worry if you can't get it all - leaving an inch or two behind is fine) and dump it into a bucket.  Discard the mess outside, ideally in a metal trash container, but definitely away from your house.

A typical home buyer is likely to eliminate a home with a basement that has water stains or mildew on the walls or floors. Before completely ruling out a home that you really like because of a water issue, you should get an expert's opinion. 
 
A basement can often be dried out easily. A new set of gutters, repairs to a plugged up outdoor drain, or simple regrading of soil around the foundation may solve the problem. Moisture Meter 
 
A home inspector can give you an idea about what is causing the dampness, as well as how much you will have to pay to waterproof the area. Sometimes the seller will consider negotiating the repair costs with the buyers, especially if the alternative is no offer at all. If the house is a "fixer-upper" and priced accordingly, you could get an excellent value that more timid buyers might pass up.

The key to preventing problems is catching them while they are small.
  • Clean the lint from the outside dryer vent to improve the dryer's air circulation and speed up drying time.
  • Dust the coils behind your refrigerator.  If they're grimy, they won't transfer heat effectively and will use more energy.
  • Repair leaky faucets and deteriorating sink traps.

Market value is determined by what a buyer is willing to pay.

It is not a fixed, rigid price, but a range of values. No two buyers are alike. While one must have a pool, another will consider a pool a liability.  The buyer is the market.  

 

It is helpful for Buyers and Agents to keep in mind a few dos and don'ts when creating an offer:  

  • Don't offend. Unless you are offering on a property which has been held purely for investment, the seller is emotionally invested in his property. Trash-talking the seller's home is not a winning strategy.
