Greetings!
We are finally seeing a meaningful convergence between list and sale price. The gap between where properties are listed and what the buyers are willing to pay is finally narrowing. Within our five towns, the average ratio is approximately 96%. The closer the number is to 100%, indicates a shift from a buyers market to a sellers market.
Sellers realize that this market has corrected and in order to move forward they have to price accordingly. More than ever we are seeing this in the properties listed this Spring. In four out of our five towns we have seen the average selling price trending up from a year ago.
The data is showing us the market is continuing to improve. With that being said I quote a determined old train, the little Engine that could "I think I can, I think I can!"
