Fall weather in the Flathead Valley this year is one for the record books. September has been exceptionally warm, with just enough early rain to dampen the fires that typically spring up at the end of a hot summer. Clear and dry days have made for exceptional opportunities for just about any outdoor activity you choose. Local golf courses are open for one more month, and biking in Glacier Park is once again allowed on Going to the Sun Road, extending what is already a record year for bikers.
Real Estate sales have remained constant year to year from 2010 to 2011 in both transaction numbers and dollar volume, according to data from the Northwest Montana Association of Realtors Multiple Listing Service. The difference in volume was only $6 million, amounting to less than 1.5% of the total market volume of $437 million in 2011, while the number of transactions remained virtually unchanged.
Though this market volume is less than half of the $1 Billion plus that was sold during the boom years, many local realtors feel that this stability represents the beginning of a relatively predictable market that has reached the bottom for most sectors. Notable exceptions are some market segments that have not reacted sufficiently to downward pricing pressure and therefore have experienced lackluster sales in the past three years. These sub-markets will have to reach their own pricing level, and many may yet experience sales lower than expected for the foreseeable future. |
