The Flathead Valley has had a beautiful summer. As we approach the Labor Day weekend, we are still enjoying warm, sunny days and mild evenings. Boating, hiking and golf are activities that are still going strong and can be enjoyed into late fall here in the valley.

 

Last week marked the end of summer for many school aged children as they return home to prepare for the upcoming year. Following the holiday weekend the visitors to the Flathead tend to be folks without children, and crowds are decidedly smaller and less rambunctious. This is a great time of year to visit those destinations that may seem too crowded in peak summer months - Glacier Park is still fully staffed yet crowds tend to decline dramatically during September.

 

Last week we read an article in the New York Times that discusses the variations in their local market that is referred to as "micro-markets". In that tightly packed urban environment markets may be separated by only a block or two, and that difference can spell the difference between paying prices higher than in the last peak market, versus enjoying the relatively low pricing of the past two years.*

 

We are seeing the same trend, with small markets emerging that are relatively stable and active within the larger market. Desirability of location seems to be a driving factor, though in some areas the market is strong because prices have stabilized at a desirable level that has remained consistent for a number of months. Though still a value driven market, we are seeing buyers pay more attention to factors other than price as they make their decision.
