Glacier Sotheby's International Realty Newsletter April 2011 |
As we transition into spring here in the Flathead Valley there are encouraging signs to report.
First, the Whitefish Mountain Resort logged a record year for skier visits in a season, eclipsing the previous record set in the 2005-2006 season. Real Estate sales in and around the resort have shown a significant increase in the number of closed transactions as compared with the prior two years. Price continues to be the principal motivating factor in these transactions, but it is encouraging to see the significant uptick in interest at our Glacier Sotheby's Mountain Office this winter.
This week Sotheby's International Realty's announced the long awaited roll-out of our new, completely redesigned website. Not only does the site have a new look, but the redesign introduces many new demographic and search oriented features. Take a look at it by clicking the link below.
Sold prices are continuing to show signs of market stabilization in certain sectors of the local market. This is especially encouraging in light of significant oversupply in many sub markets where supply far exceeds the current demand. On average, current inventory for the Flathead Valley has an absorption time of 23 months. By way of comparison, a seller's market is generally accepted to be a supply of less than 6 months of inventory on average.
With the end of the winter recreational season, and prior to the frantic summer season we thought it would be a good time to take a closer look at some of our Country Living offerings. These opportunities represent Montana ranch and horse properties plus sporting, recreational and conservation properties throughout Northwest and Southwest Montana.
Enjoy viewing the Country Living edition of the newsletter with fantastic articles and property profiles. |

Wells Fargo's John Stumpf: How to fix the mortgage mess
FORTUNE -- For most Americans, their home is the largest and most important investment they will ever make. Ensuring that they have the right kind of mortgage is critical to their financial well-being and -- as we've seen recently -- critical to our entire economy.
That means we have to solve the Fannie Mae and Freddie Mac problem and eventually figure out the proper role of the federal government in supporting a secondary market for home mortgages. Doing that right is one of the most important issues facing Congress and the Obama administration. Read More>>>

Insights: The Seller's Edge Home Improvements to Improve Your Sale Price
The decision to put your house on the market is often the easy one. The hard part is deciding which, if any, home improvements to make before hanging the For Sale sign. Whether you leave the home "as is" or upgrade for a higher sale price, the answer depends on the category of home.
"In the half-million-dollar category, expectations are lower," says Tracy Bacigalupi of Harbor Sotheby's International Realty in Bay Harbor, Mich. "Buyers reason that if the home isn't fixed up, they'll do the work." But in the $1 million-plus range, they "expect the home to be in really good condition, needing only minor cosmetic changes."
