Spring is coming upon us here in the Flathead Valley. We have enjoyed the snow and sunny days over the past few weeks. Milder temperatures and longer days are bringing the bears out of hibernation and the property purchasers searching for their next den.
Flathead Valley homes and property sales are up approximately 10% in the number of transactions and gross dollar amount of sales for the first two months of 2011 as compared with 2010. The Flathead Valley's listing base remains high with a 27 month supply of unsold inventory. This number may fluctuate in the next few months due to traditional spring/summer new listings entering the market.

On Thursday the National Association of Realtors (NAR) reported that home sales increased in 49 states during the fourth quarter of 2010, with 78 markets experiencing price gains from the fourth quarter of 2009.
Despite sale price declines in 71 metropolitan areas, the national average of home sales rose 15.4 percent to an annual rate of 4.80 million in Q4 from 4.16 million in the third quarter. Read More>>> |

Jobs. Some parts of the country were less affected by the recession than others. Prospective buyers should review job-growth data from the U.S. Bureau of Labor Statistics, at www.bls.gov. Unlike many backward-looking economic statistics, jobs data are only about a month old and can "clearly show the direction of the local economy," says Carolyn Beggs, chief operating officer of real-estate data provider Local Market Monitor Inc. The National Association of Home Builders also posts state and local employment data, at NAHB.com.
You also want to see a brightening personal-income picture for the previous six-month period. Those numbers are available via the U.S. Dept. of Commerce's Bureau of Economic Analysis, at www.bea.gov.
