LDS Consulting Group, LLC is spreading its wings to new communities outside of Massachusetts including a senior campus re-development study in Fort Smith Arkansas and a LIHTC study in Westchester County New York

LDS has also been approved by MassHousing as a Monitoring Agent for Chapter 40B developments. Our first project is a home ownership development in Berlin, Massachusetts.

Scattered Site FHLBB AHP Application  

LDS is pleased to have a played a role in the creation of a profit/not for profit collaboration between The Charles Hope Companies and Arlington Community Trabajandro for a 12 unit scattered site affordable rental housing project in the Arlington section of Lawrence, MA. LDS also prepared the Federal Home Loan Bank of Boston Affordable Housing Program application submitted on September 30, 2011.

LDS Completes Market Studies for Whittenton Mills

LDS completed a market research study for investors with regard to the conversion of Whittenton Mill buildings in Taunton, MA to 120 Assisted Living units, the new construction of 120 multi-family market rate apartments, and a mix of office, storage and light industrial uses.  We were pleased to work with Valerie Pontiff of New England Property Advisors who provided assistance on the commercial portions of the property.

Ashland Affordable Housing Trust 

LDS is working for the Ashland Affordable Housing Trust to evaluate a site for re-development to affordable housing.  LDS is  pleased to again be working with Strekalovsky Architects who brings an expertise in sustainable home ownership units.  Our work will involve evaluating the site, preparing a supply and demand analysis, interviewing stakeholders and creating a development plan for the site including costs for development and funding options.
DHCD Announces Funding Awards 
The Patrick-Murray Administration announced the Commonwealth of Massachusetts Department of Housing and Community Development spring funding round awards on October 17, 2011.  LDS congratulates its clients Acton Housing Authority, the Cambridge Affordable Housing Corporation, Housing Assistance Corporation, LBB Housing and Rogerson Communities on their awards.  LDS is thrilled to have played a role in these developments which will create or preserve 197 units of affordable family and senior housing.

Hingham
The Hingham Zoning Board of Appeals unanimously approved the comprehensive permit prepared by LDS for the Hingham Affordable Housing Trust to develop 8 units of home ownership housing on Beal Street.  The decision, which LDS co-wrote, was filed with the Hingham Town Clerk on October 28, 2011.  The Trust expects to issue a request for proposals from developers later this year. Georgetown
LDS completed drafting the Affordable Housing Production Plan this fall on behalf of the Georgetown Affordable Housing Trust.  The plan was recently approved by the Board of Selectman and Planning Board for submission to the Massachusetts Department of Housing and Community Development for approval.
 
Personnel
LDS welcomes our newest Research Associate Hannah Gallo, a graduate of Oberlin College.  We wish Kate Traynor much success in her internship with Michael Capuano's office in Washington DC and look forward to continuing to work with her on a part time basis.
