LDS Examines Assisted Living Opportunity in Cambridge
LDS has completed an analysis of assisted living facilities in the greater Cambridge area for the Cambridge Housing Authority, which is interested in potentially redeveloping a site into affordable senior housing or assisted living. The analysis looked at whether the housing authority's chosen site, with its existing buildings, was appropriate for an assisted living development. LDS also looked at the supply and demand for such a housing project in the area and recommended next steps for the housing authority. |
LDS Principal Testifies Before HAC in Support of 40B Project
Principal Lynne Sweet testified in late November 2009 in a hearing before the Massachusetts Housing Appeals Committee (HAC) in support of Sugarbush Meadows, a Chapter 40B development in Sunderland. She served as an expert witness on regional need for affordable housing and other zoning by law matters such as the application of sustainable development principals within the bylaws. Of note to 40B developers is that the HAC ruled for the developer on the issue of regional need in early December in a 40B case for a proposed development in Lunenburg. Market Studies to Support February Funding Applications
LDS has been hired to complete a handful of market studies that will support applications for financing from the Massachusetts Department of Housing and Community Development in the February 2010 funding round. LDS is a certified member of the National Council of Affordable Housing Market Analysts, and all studies follow its recommended format. For this upcoming funding round, LDS' studies are for small and large developments, new construction and substantial rehabilitation, family and elderly projects, and all affordable and mixed-income housing developments. Removal of Age Restriction from Dover Project Studied
LDS provided research on the over-55 marketplace in the greater Dover area to assist a developer who has requested to remove the age restriction from his project Dover Farms Development. The developer, Michael Hansen, is in discussions with the Dover Zoning Board of Appeals about this potential change to his 24-unit single-family project. Currently, units in Dover Farms can only be sold to people who are over the age of 55. LDS' research examined certain characteristics for both age-restricted and non-age-restricted developments in and around the town of Dover. The research also included a demographic analysis and general industry data related to age-restricted housing, particularly affordable age-restricted for-sale housing. |
Other News: LDS Continues to Expand Footprint
The New York State Housing Trust Fund Corporation and New York State Division of Housing and Community Renewal has accepted LDS as a qualified market study provider. LDS can now prepare market studies in support of applications for funding of federal or New York State Low Income Housing Tax Credits in the state of New York. |
