2008 Brings Success and Growth Greetings!
LDS Consulting Group, LLC is celebrating its eighth year in business and is proud to announce the following milestones:
* Completing a record number of housing studies for affordable, market-rate, senior, specialized and mixed-income populations as well as mixed-use developments.
* Expanding to include specialized brokerage services.
* Partnering with consultants and industry professionals on projects throughout Massachusetts.

LDS Adds Wide Range of Clients In 2008, LDS provided services to a growing list of clients. Among the new clients were Women's Institute for Housing and Economic Development, Lena Park Community Development Corporation, Neighborhood of Affordable Housing, Caritas Communities, Keller Companies, JPI, Banc of America Community Development Corporation and Franchi Equipment Inc.
Work for these clients included market studies for state and federal funding applications, the creation of redevelopment plans, and housing studies that determined potential customers, rents, unit sizes and building amenities.
For example, Franchi Equipment Inc. hired LDS to examine the repositioning of a site previously permitted for an active adult community. Neighborhood of Affordable Housing hired LDS to complete a market study for the redevelopment of a nursing home into 42 units of affordable rental housing in North Andover. The NOAH study was in connection with applications to various financing instituions, including the fall 2008 DHCD low income housng tax credit funding round.
In addition, LDS continued its work for AIMCO last year by providing a half a dozen studies for acquisition and redevelopment projects. |
Municipalities and Nonprofit Agencies Turn to LDS for Housing Studies The past year saw LDS perform numerous housing supply and demand studies for municipalities, quasi-governmental agencies and nonprofit groups. The Town of Ashland hired the firm to conduct a supply and demand analysis for affordable housing. The goal of the study was to help the client determine how to best position two properties for disposition by the community.
LDS also completed a study for the Stow Community Housing Corporation, which was looking at the possible expansion of existing affordable elderly housing and multi-family rental developments.
In the fall, the Wellesley Housing Development Corporation hired LDS to complete an affordable housing study. The comprehensive study featured an inventory of existing affordable housing in Wellesley and surrounding communities, an examination of lottery results and preference matters, and an analysis of demographics, which helped determine the type of affordable housing needed. |
Large Brokerage Deal Closed Late Last Year LDS closed a major brokerage deal in November 2008, representing the seller of eight acres of land in Billerica, Mass. The land was sold to a developer who is building an 86-unit assisted living facility expected to open this fall. LDS was able to work with the buyer and seller to successfully navigate the challenging economic conditions to meet the needs of both parties.
In another brokerage deal closed earlier in the year, the consulting group represented the seller of a 1-acre parcel of land and 1900's home in Brookline, Mass. that was sold to a developer who is in the process of reconfiguring the existing home and building a second new house on the land. |
Veterans Study Leads to Magazine Article In the summer and fall of 2008, LDS performed a veterans study for the nonprofit organization Caritas Communities, a leading provider of single room occupancy housing. The study helped Caritas Communities make strategic decisions in regard to the reuse of an existing building into housing for veterans. The work led to the publication of an article in the January 2009 issue of Tax Credit Advisor on veterans' need for affordable housing. The article by LDS can be read by clicking here.
